Looking at a 36/12 lease for a 2018 X5e40. MSRP 70,685, dealer discount $4,289, rebates $6,000 for cap $60,396. Proc. doc fee's $630. Monthly payment $856 with nothing down than 1st payment. MF is marked up to .00182. Don't like to see the mark up, which basically adds $1,584 back to the purchase price, bringing the 6% discount down to 3.8%.

Does not look like a good deal yet, but appreciate any input...

If they give me the buy rate, I probably would bite on it. Any thoughts? Am I too greedy?

Yeah, my guess is that the big discount is deliberately offset by the inflated MF. Ask them what price they'll give you for the base MF?

Push for both a big discount and the base MF, but be prepared to not get it. Dealers, especially BMW dealers, are starting to wise up.

On the itemization of Gross CAP:
Does it bother you that the total seems to be about $1700 too high?

Other than that, all appears to add up. But, that's a $50/mo. difference

Yes I noticed that. I’m here now and I’ll ask about that. I believe the fees are missing from the worksheet.

    Final numbers

    MSRP $76,760
    Adj Cap $67,737.01
All taxes and fees rolled into the monthly payment. 0 down, sign and drive.
    $952/mo
I took a hit on the MF though since my credit reports showed 640's. Even though I check my credit daily and its 715 currently.

I didn't know the sales and use tax was applied to the total BMP. So I'm paying tax on the finance fee.

Yes, that is correct. Not fun, but it could be worse - some states apply sales tax to the entire selling price, not just the monthly payment.

Hi All - my wife and I are looking at 2018 BMW X5 xDrive 35i at an AutoNation dealer in Texas. For various reasons, I feel like they're jerking me around but can't tell for sure. We have excellent credit. Can you comment on the following deal:

    Vehicle Price: 70,450
    Discounts: 6,500
    Adjusted Vehicle Price: 63,950

    Lease Details:

Cap Cost (inclusive of taxes, etc.): 67,480
    10K / 36 months
Only cash due at signing is first month's payment
    Monthly Payment: 948

Should I be able to do better on the monthly payment?

Also, one related question: we are turning in a 2015 BMW x3 xDrive 28i that we leased previously. We agreed to 10k / 36 months and only drove it 14K miles. Car is in excellent shape yet they're giving us NO credit for this in the lease of the new car.

    Shouldn't this help our cause?

    Thanks for all your help.

That CAP cost must not include everything. Seems that taxes alone would be close to $4000. Then, you have $925 acquisition fee and DMV fees. Yet, it's only $3500 more than the selling price.

With that CAP cost, .00152 MF and 59% residual, I get $886/mo.
Even if they marked up the money factor the maximum, that only takes you up to $929/mo.

Unless the X3 is worth more than the residual, and they take it in trade, and credit you with positive equity, I'm not sure there is much you can do. I've heard of BMW rolling over unused miles into the next lease, but more miles won't help you, as you don't even use the minimum.

Ask the dealer for the adjusted CAP cost and the money factor they are using. I'll guess the adjusted CAP is higher than your number and the money factor is marked up.

Here is what they give me:

    Vehicle Price: 70,640
    Minus Savings: 4,000
    Discounted Price: 66,460

    Minus Trade In Value: 29,000
    Difference: 37,460
    Plus Lien Payoff : 29,696
    Sales Tax: 2491.85
    Title: 33.00
    Inspection Fee: 16.75
    Road and Bridge: 20.00
    Other: 7.00
    Tag/Registration Fee: 114.50
    Documentation Fee: 140
    Balance Due: $69,989.10

They then adjust the above $69,989.10 for a $2,500 rebate. So, that's how I got to my Cap Cost of $67,480. The taxes are low because they tell me that there is a tax benefit by virtue of turning in our old lease (something about the trade-in offsetting the tax liability).

I think they were using a MF of .00192 initially and they claimed the BEST MF they could get me at Auto Nation is .00172. I think that is BS.

Based on the above data, and a payment of $948, what would you say the money factor they are using is?

Okay.. that helps. $700 of negative equity in the trade, but less tax.
Also, your MSRP changed from the first post.

Now, with the base MF, I get $883/mo.
With max markup to .00192, $926/mo.

Hello ... thought I was getting a great deal here on a well equipped '18 but now I'm not as sure. Thoughts?

    MSRP 70,000
    Sale Price: 62,500
    Rebate: 3000
    Adjusted Cap: 603530
    Residual: 59
    MF: .00152
4000 down -- first month, DMV fees, pre-paid taxes and down payment

    3 years, 30k miles -- 689/month

Price is great but I realize that's not the best MF. Ask for more? I do have another dealer offering a good deal on a less equipped car.

.00152 is the base money factor. You can't do any better than that.
I get the same payment, with the adjusted CAP at $60,530.
    But, 62500 minus $3000 is $59,500.
If you are paying $4000 upfront, where is the extra $1000 of adjusted CAP coming from?
Get a breakdown of the $4000 to make sure all of that is legitimate.
    What state and tax rate?

I've leased a lot of luxury cars and frequently do so with lump sum payment to avoid sales tax. I come to these boards to get the current MF and Residuall values. I'm currently in your same situation with my wifes's x5 and, coincidentally, reached out to the same dealer as you. Please PM me, as I think i could give you some really good feedback.

Hi, can you provide the MF and Residual for 39 months/10k for X5 xDrive35i? How is the 39 month program compared to the 36...better or worse? This is for the South Florida market. Thanks!

BMW rates over 36 months are terrible.

    36/10: .00152 MF and 59% residual

I agree with the math, if I use the base MF of .00152

Why put $3500 down on a lease? Would you pre-pay rent on a 12 month lease of an apartment? Pay as you go; just first payment and registration costs should be paid up front.

Michaell, to tell you the true I negotiated for the monthly payment. Tax rate 6.875 / I'm only paying $1800 at signing which incl registration, first month and acquisition fees. No cap cost reduction

Without knowing the adjusted cap cost, or what was added to the selling price to get there, we can't really comment on the deal.

Too much opportunity for the dealer to slip in some junk fees, if you negotiate on payment only.

Can someone tell me if this is a good deal.

    2018 X5 edrive 40e

    MSRP: 73,135
    Incentives: $3000 holiday, $3000 edrive, $1000 fleet.
    Dealer Discount: 4.5% = $3291.07
    Cap Cost: $62843.93
Residual (November seems to be 59% for 36 month/10k mile term): 43149.65
    Depreciation charge: 19694.28
    Monthly Dep charge: 547.06
    Rent charge (MF 0.00152): 161.11
    Monthly payment: 708.17

Any word on whether Decembers numbers/incentives will improve? Should I be asking for more of a dealer discount? This seems like a pretty good deal as is.

Forgot to mention money down is state and local taxes on everything, dmv, tire, doc, first month and bank fee. Approximately 4500. No down payment to reduce cap cost.

Looks pretty good. I'd say another $1000 max possible off selling price, but they may not do it. Doesn't look like they are marking up anything else.

I don't think they are either. This was a pretty simple transaction when I went in. I'll try for rubber mats or trunk liner and leave the payment be. The dealer mentioned maybe another $10 bucks off which I have at about another $350 of MSRP.

Do Decembers number come out on 12/1 or is there usually any advanced notice?

Yes.. 12/1, but no guarantee we'll have them that day.

Can someone tell me if this is a good deal.

    2018 X5 edrive 40e

    MSRP: 73,135
    Incentives: $3000 holiday, $3000 edrive, $1000 fleet.
    Dealer Discount: 4.5% = $3291.07
    Cap Cost: $62843.93
Residual (November seems to be 59% for 36 month/10k mile term): 43149.65
    Depreciation charge: 19694.28
    Monthly Dep charge: 547.06
    Rent charge (MF 0.00152): 161.11
    Monthly payment: 708.17

Any word on whether Decembers numbers/incentives will improve? Should I be asking for more of a dealer discount? This seems like a pretty good deal as is.

Looks like incentives improved in November. In October was $4500 for X5 40e.

    Got final numbers on 2018 X5 40e
    MSRP 66894
after BMW lease credit and fleet
$599 /month taxes included in the payment w/ $1800 due at signing
    10k/36m

Is it to good to be true ?

What is the adjusted cap cost?
$5500 rebate and fleet plus $1800 cash due = $7300
But, what is this cap cost? Selling price plus any taxes and fees you aren't paying up front, less any cap reduction.

Too much opportunity for the dealer to slip in some junk fees, if you negotiate on payment only.
got it. Adjusted CC - $53,250. Thanks

    Hello,
I’ve received quotes from multiple dealers for a 2018 X5 and they are all over the map with their inception fees. Can you please provide a breakdown of what the inception fees up front should really be in NJ? Thanks!

First, there is no fee labeled as "inception" or "start-ups". Dealers like to lump everything together, like it's just an unavoidable cost, but that's where they throw in all the crap.

    $925 acquisition fee
$400 DMV (title/registrations fees). Estimated for NJ
Dealer doc fee. In NJ, we usually see $299-$499 for this garbage fee. It's unregulated, so they can charge whatever they want. Find out the fee amount before negotiating. That way, you can adjust your offer to account for it.
Tax: NJ collects tax upfront. You can pay it upfront or roll it into the lease (just like any of the other fees)

Thank you. Is there a recommendation between paying tax up front and rolling into monthly payments?

Received a new offer. Looking at a 36/12 lease for a 2018 X5e40. State MD. MSRP 70,685, dealer discount $6,499, rebates $6,000 for cap $58,166. Proc. doc fee's $630. Monthly payment $799 with nothing down other than 1st payment. MF appears to be on spot for .00152.

Overall looks like a good deal, don't think there is much more room on the discount.

    Thoughts?

considering $3900 or so in sales tax in MD, I'd say that's about as good as you can do.

correct. This is based on October incentives. As far as I see November incentives are even better for $1500. Should I run and sign the deal ? :)

Skip the $3000 out of pocket - limit your up front cash to just the first payment and DMV costs only

MF is marked up, as well. Base rate is .00152 - tell them you won't sign a deal if it's marked up.

What's included in the "total adds to cap"? Could be some junk hiding in there.
