is there a calculator I can plug these numbers in to see if I am getting a good deal. I dont feel like the one i got is good, he gave me the same MF above but the residual he said was 61% and he is saying selling price of 21600 for 36 months with 12k miles. payment seems to be 300 a month with all taxes and fees rolled in.

I have another deal for 2018 civic coupe si for msrp 24990 with intial cap cost (selling cost?) of 20832 and adjusted cap cost 23073, payment of 265 per month including taxes and fees with only first month at signing.
what do you guys think?

Lease cash is a factory to dealer incentive; not published anywhere.

Use the knowledge of it to negotiate your best price.

It's invoice price is 18,165. 
If lease cash is 2,100, then for a sales person to break even, he needs to sell the car for 16,065 
18,165-2,100=16,065.

Or I subtract lease cash from MSRP?

In theory, you are correct. Assuming invoice is actually their cost. Of course, you haven't accounted for dealer overhead or commissions.

It's a long road to go down, to start trying to calculate a dealer's profit. Get the lowest price you can. That usually includes shopping multiple dealers.

As the name implies, lease cash is for leases only.

There may be different incentives for purchases.
