Hard to say without the MSRP and purchasing price you were quoted but I ran your MF and RV on XLE MSRP and the price I was offered and without tax and dealer fees Aug comes out to 255.61 and Sep 262.00 so close enough to call it a wash.

The lower money factor, lower residual is worth noting. As discussed above, not clear it's really a deal.
Compare the numbers below - my 2016 lease was a 79% RF for 12K, but a 0.0019 MF. So sure, lower MF (.00024) now, but the much lower RF (68%) wipes out the benefit. And interest rates have gone up since 2016, so this is clearly just them playing with the factors. I wish manufacturers would get how much these games put people off of buying cars.

Hard to say without the MSRP and purchasing price you were quoted but I ran your MF and RV on XLE MSRP and the price I was offered and without tax and dealer fees Aug comes out to 255.61 and Sep 262.00 so close enough to call it a wash.

Those payments seem to assume an upfront payment, or something.

The only fee I know of is the $650 Toyota Finance acquisition fee. Anything beyond that is either state or dealer imposed. Ask them for a breakdown.

Some lease ads will list their fees, because they are legally required to do so in advertising if they are included, so if you read the fine print sometimes you can see the breakdown at another dealer and compare.
Eg, here in MA one example, totals around $1,200:
$650 acquisition fee, $375 doc fees, state inspection sticker, and MA New Plate registration fees of $135.
Plus sales tax (each month) and security deposit (if applicable)

I assumed .00034 for your quote. Likely, it's a security deposit waiver that gets you the bump in MF

I'm considering a 2018 Highlander Limited AWD with a MSRP of $46,582.00. Their "internet price" is $40656
1. Is there is room to negotiate the "internet price"?
2. What would be a good-great lease payment considering no money down and perfect credit? Im trying to figure out if there are other add on charges to the internet price. Im sure tax isn't included (6%)...and not sure about bs like processing charges and destination, etc...
3.
