Not sure what the dealer is doing, but when I plug in the MSRP and cap cost you've supplied, I get $597/mo. Even with the $3750 up front, that's still a gap of almost $1300 to be explained.
We do suggest you roll the taxes and fees into the lease payment - if the car is stolen or totaled, you'd lose that up front money.

The CAP cost from the ad, that you entered as the sale price? The reason it's so low, is it includes the big CAP reduction from the ad ($3499 due at signing). The ad doesn't say that $42,333 is the sale price. It's the adjusted CAP cost, after adding the acquisition fee, and subtracting the $3070 CAP cost reduction ($3499 minus $429 first payment)

No... the residual is fixed by the bank.
The terms are different for the 2017 model, but the incentives are higher, and you should be able to negotiate a lower payment than on a 2018 model. No idea what inventory is like, though

The $400 a month is usually with about 3K down. It's never suggested to put down any money on a lease aside from the first month, acquisition fee and registration. Reality is for a 2018 Tech right now you are closer to $500 with just putting down the suggested first month+acq fee+registration. I'd also consider the base model when leasing, it's usually $50-70 a month cheaper than the Tech.
Get a selling price from the dealer and then use a lease calculator using the number Michaell provided to get a close amount. Your target is invoice pricing - minus the 2250 incentives and maybe an additional 750-1000 off below that if you are in a really competitive market. In New England it's usually about $750 below invoice plus incentives give or take.
Another way to get a ball park is check some of the big lease broker's websites to see what they are offering and then subtract about 10%. One currently is offering the MDX tech for about $485 a month plus tax for a 7500mi/36 mo lease.

Texas assesses sales tax against the entire selling price, making your lease payment much greater than most other states.

Assuming your $5300 covers tax, acquisition fee, DMV fees and first payment (which seems about right), then the payment looks about right. But, considering the incentive, the selling price is nothing to write home about.

If they say they have a pull-ahead program, they probably do. But, ask them for the details. That should bring up any issues. We don't have that information.
We've heard from other members about carrying over unused miles, but we don't have the details. If you have enough, and you can take the next lower mileage allowance, that is a real savings.

Acura Finance does offer a pull-ahead program. Usually you will receive a letter in the mail from them but not all the time. It's also possible that you have equity in your current lease and the dealer could be using that to cover the remaining payments. In the end it doesn't make too much difference but there are other benefits to the Acura Pull-Ahead program. Acura will waive excess mileage, excess wear and tear, waive the security deposit and offer the roll over miles (Acura call it Momentum Miles) up to 15000.
The Momentum miles will not be on your lease agreement, it's a separate document that they will give you when signing all your paperwork. My most recent lease is for 7500 miles per year and I rolled over 15000 miles so effectively I have 12500 miles per year now.
Pricing depends on how competitive a market you live in. I'd start with invoice minus current incentives and go from there. In the Boston area, my last three Acuras have been 500-750 below that but there are about nine dealers in the area. Shop around.

Texas taxes the entire selling price, which makes leasing expensive compared to other states.
Keep shopping around. Eventually, you get a good quote - and, transparent, too. Only takes one dealer.

The actual selling price or Cap Cost would be 45750 in that scenario.
I don't have the official selling price from the dealer but through some backwards math I have arrived at it but this seems like a very good deal to me... 2018 Acura MDX AWD Tech, 36 month / 12k, $550 all in, zero due at signing, 35 payments made by me (they cover the first months payment for me and 9.75% monthly sales tax included in the $550).
2018 Acura MDX AWD Tech MSRP = $51,455 Cap Cost: (I calculated dealer didnt provide): $46,041 cap cost (including all fees + registration), 36 months 12,000 miles per year 59% residual 9.75% monthly tax on the lease payments included Money Factor of .00092 $$ due at signing would have been: $297.50 Doc. Fee + $67.75 registration + 1st month
Adding what would have been due at signing ($550 + $297.50 +67.75 = $915.25) this is what I would have had to pay out of pocket which essentially are covered / rolled in depending on how you look at it. The way I see it, essentially I'm getting the car for $45,491 if you factor in that $915.25 that I'm saving. Invoice is $48,653 - $2250 inventive = $46,403, that would be a great selling price right? The dealer does not have to disclose any rebates/incentives, what you are after is the selling price or final cap cost amount. You don't want to be applying any of your payment to lower the cap cost, you just want to be paying the initial drive off fees, first month, registration and doc fee and acq fee if you choose. Personally I pay the acq fee up front since I don't want to be paying interest on it if you roll it into the cap cost.
Your goal should be a selling price of 45,500-46,250. If it were me, I'd call around after X-mas and see what kind of pricing you will get, you might even do better.

Without all of the actual numbers, we aren't going to be able to tell where $9/mo. difference is coming from. That's only $325.

Not sure what the dealer is doing, but when I plug in the MSRP and cap cost you've supplied, I get $597/mo. Even with the $3750 up front, that's still a gap of almost $1300 to be explained.
We do suggest you roll the taxes and fees into the lease payment - if the car is stolen or totaled, you'd lose that up front money.

You can negotiate, but you'll have to lower the price by $3000-$4000 to get to your goal. And, that wouldn't include tax. That doesn't seem realistic. That's just the math on a $47K vehicle.

The ad doesn't say that $42,333 is the sale price. It's the adjusted CAP cost, after adding the acquisition fee, and subtracting the $3070 CAP cost reduction ($3499 minus $429 first payment)
You took the $3070 CAP reduction out of the equation.

Also could you please suggest should I buy a 2017 MDX or 2018? I think major change in 2018 is integration with Android play and Apple auto. If safety features are same then I'm fine with 2017 but I'm concerned about RV, will it be low for 2017 model? Please advice.
The terms are different for the 2017 model, but the incentives are higher, and you should be able to negotiate a lower payment than on a 2018 model. No idea what inventory is like, though

Get a selling price from the dealer and then use a lease calculator using the number Michaell provided to get a close amount. Your target is invoice pricing - minus the 2250 incentives and maybe an additional 750-1000 off below that if you are in a really competitive market. In New England it's usually about $750 below invoice plus incentives give or take.
Another way to get a ball park is check some of the big lease broker's websites to see what they are offering and then subtract about 10%. One currently is offering the MDX tech for about $485 a month plus tax for a 7500mi/36 mo lease.

Please advise rates for a 2018 MDX AWD Tech?
Please advise if there are any pull-ahead programs, or loyalty discounts for those coming off a prior Acura lease (my current MDX lease ends in March, the dealer is saying he can waive the next 3 months - not sure if it's a dealership credit or Acura incentive?)
Also, the dealer is advising that they can carry over unused miles into the next lease - is that accurate and something that Acura does?
Do these typically price at invoice or below?

We don't have that information.
We've heard from other members about carrying over unused miles, but we don't have the details. If you have enough, and you can take the next lower mileage allowance, that is a real savings.

Acura Finance does offer a pull-ahead program. Usually you will receive a letter in the mail from them but not all the time. It's also possible that you have equity in your current lease and the dealer could be using that to cover the remaining payments. In the end it doesn't make too much difference but there are other benefits to the Acura Pull-Ahead program. Acura will waive excess mileage, excess wear and tear, waive the security deposit and offer the roll over miles (Acura call it Momentum Miles) up to 15000.
The Momentum miles will not be on your lease agreement, it's a separate document that they will give you when signing all your paperwork. My most recent lease is for 7500 miles per year and I rolled over 15000 miles so effectively I have 12500 miles per year now.
Pricing depends on how competitive a market you live in. I'd start with invoice minus current incentives and go from there. In the Boston area, my last three Acuras have been 500-750 below that but there are about nine dealers in the area. Shop around.

I'm turning in the 2015 three months early as part of an early trade-in promo. I am 2K over miles. I'm in MA.
I'd like to pay as little down as possible and put any down payment costs in to lease payments correct?
How might I negotiate down from the offered amount?
Here are the details I was provided-

As I mentioned the the cap cost reduction is ALL me putting money down vs. rebates or other dealer incentives. It appears from other responses/comments I should be looking for an additional $2,500 reduction via incentives??

You should be at a payment of $574 with $1170 out of pocket for Doc, Registration and First Month or $556 if you pay the Acq fee upfront.
