But, we don't recommend you use trade equity to buy down the payment - you're renting the car. Would you prepay the rent on an apartment?
If I use the $41,1210 as the cap cost, I get $398/mo plus tax. Which is still a great payment on a $46K SUV.

MSRP: 46095, We agreed upon 38500, I traded in my old MDX for 4950, The fees and all that came up to closer to 3000, Lease term: 39/10k. The residual was 57% (If im not mistaking) and a MF of .00065, My Monthly payment including tax was roughly about $325 a month and I did not have too much due at signing. I think I would have got a better deal on a MDX (I have driven a MDX for more than 10 years now so..) So I switched to Infiniti. I was also considering the RX but that monthly payment was almost near $400 a month and it also does not have seven seating. (Unless if i switch to ann RX350L which cost almost 55k.<— way over the budget for a SUV for me and my husband) Again do you think i maybe overpayed or is it a nice deal? If you are trading in a $4950 vehicle and then putting up $2000 more, that's $7000 due at signing.

Due at signing can be whatever amount you want it to be.
On my last two leases, I only gave them the first payment when I signed the contracts (registration is handled separately in CO). If your state requires that you pay the registration costs up front, pay those as well.
Anything else beyond that is at risk, if the car is stolen or totaled before the end of lease. That is also true of trade equity. You can trade your car in, and have it cover the first payment and registration costs, and the dealer can give you a check back for the balance.
Yes, the more you put down, the smaller your payment will be, but it doesn't change the total cost of the lease.

MSRP $58,175 plus about $900 in dealer options. Agreed upon price $48,500. Rolled all fees and first month's payment into the lease. Paid $3,850 in seven MSDs to bring the interest rate down from 1.78% to .10%, that dropped the payment $65 a month. Total payment including tax is $494.
