Yes, you can do better. Is this a 2019? They are still trying to clear out 2018s, so the discount may not be as great as it could be, but 12% is doable. At least you are getting the base MF.

This is in NYC. MSRP on the paper says $50,885 and selling is $46,340. 
No, the rebate is not part of the drive off. The drive off amount is $6,109. Then the rebate is $2,250 and the DAS is $3,859. 
Is the adjusted cap cost the total cap cost? Cause that is $44,090.

Yes, that is the adjusted CAP (selling price minus rebate)
And, the calculated payment is correct.

I don't know if 9% off is good, or not, but your deal is certainly reasonable.

Rather than mess with percentages, just figure it out yourself and make that offer in dollars. Or figure out the monthly and offer it that way. Shoot for 15% and let them beat you back from there a bit.

Ok, ran the numbers through my calculator. With the base MF, and with paying all taxes and fees up front (what is your tax rate?? $2267 seems awfully high!), I come up with $524/mo. Would like to know what your rebates consist of. College grad? Conquest? USAA?

To get $551, I think they are bumping your rate to .00212

My unprofessional advice is to push for a selling price of $50,500 (~ 12% off) BEFORE incentives, and the base MF of .00177. That would drive your payment down to $499 with all fees and taxes paid up front.

What other incentives are part of that offer sheet?

FWIW, our recommendation is to pay the taxes up front - in NY, if you roll them into the lease, you pay tax on the tax, which nobody wants.

With the base MF, you'd need an adjusted CAP of about $47,550 to get that monthly payment.
Which would be a decent deal, if you had $4750 in rebates.

I wonder if you go in to close the deal, you'll get, "Oh... wait, you don't qualify for loyalty? Then, the price is $2500 higher. (about $75/mo.)"

The less $750 how do I go about adjusting this in my calc. 

Add it back to the msrp or selling price? 

Take the adjustment amount, and divide it by the MSRP. Subtract that amount from the residual percentage.

$750 / MSRP ($50K for example) = 1.5%
56% - 1.5% = 54.5% adjusted residual.

That only works for this example. It will change with MSRP and mileage differences.

After much reading and research, I was trying to find a demo under 5k miles so my payments can be under 450$ a month but that means I have to give up on my dream of a snapper rocks. I was even looking in Cali to possibly ship it if the lease would be in the budget. Had no luck.

Finally found a dealership in Maryland with the exact car I want - msrp 63,285 but dealer price is 55,265 (not edmunds suggested price). Its brand new and has great features although not fully loaded.
I won’t qualify for loyalty, college gard (been 3 years) or military. The car has been listed for close to 150 days so I’d like to really negotiate down the MSRP off of that one. Hoping they'll want to move it within the next couple of months.
Am I delusional to shoot for under 500$ with a new 4 series? Would the RV and MF still be 57% and .0177?

36/10 is .00177 and 57%
$1750 lease credit available - confirm if that is part of the discount.

With those prices, $695/mo, before tax. And assumes all fees are paid up front.

You might try to find a leftover 2018 3-series - lease support on them goes away at the end of the month, and there is some pretty decent lease credit available on them.

That's over $4000 in fees and additions.

I spoke with the salesmen who I'm working with on those costs. They said they'll cover the rest of my lease on my existing car for 3 months (~$580/month) and front bumper damage(~$400). I believe that is what the $2131 in additional costs come from.

I received more information from him on the itemization of the amount due at start.

Okay, now it makes sense.

But, the dealer isn't covering the costs from your existing car, you are. They've just added the costs to your lease payment. That adds $69/mo. to the payment.

Looks good, other than eating those payments.
