I’m interested in three trim levels which are the
3.5 V6 Base FWD
2.4 A-Spec TECH FWD
3.5 A-Spec TECH FWD

I looked on TrueCar for prices
3.5 V6 Base FWD - MSRP: $37,150 TRUECAR: $30,500
2.4 A-Spec TECH - MSRP: $40,395 TRUECAR: $32,500
3.5 A-Spec TECH FWD - MSRP: $43,795 TRUECAR: $35,000

Do you mind calculating the prices for each trim? I think I might put $2000 down.

I’m trying to keep the payments below $400/Month, If the payments for the TLX are too high then I will consider the smaller one which is the ILX.

Given the incentives, I think those selling prices are too high. Those might be purchase prices, not lease prices (but, I don't know much about Truecar).

YES

You should be able to get a selling price about $2500 lower than that TrueCar price. That would drop about $75/mo. off the price I calculated above.

Let's stick with your first calculation.
What are you using for the adjusted CAP cost?

Also, acquisition is $595.
$524 might not be enough to cover dealer/doc fee, plus three years registration (NJ collects three years upfront).
And, what about tax?
Don't forget, first payment has to come out of your upfront money, as well.

I asked some of my friends and they said it’s a good price for a car especially that hasn $40k sticker price.

I don't know where the calculator is allocating the upfront amount, or if $2000 is the total amount upfront, or how they calculated the sales tax. None of that is clear.

But, let's do it this way:

$40395 MSRP
$30395 sale price
$595 acq.fee
$300 dealer fee
$31290 adjusted CAP cost.
.00190 MF
50% residual
$405.95/month

Due at signing:
$406 first payment
$300 DMV fees
$975 tax
= $1681 due at signing.

If you want to make it an even $2000 at signing, subtract $319 from the adjusted CAP
And, the payment is now $396.48/mo.

With the MSRP and Net Cap Cost numbers provided, I get $476/mo - not too far off.

However, given the incentive, you're only getting about $300 off the MSRP. You need to improve that, considerably. Use this link to help determine a better selling price:

$1500 of the $8250 is a purchase incentive, so figure another $3800 off the sticker price would be a good place to start.

What actual manufacturer incentives are available now? What do you think a fair monthly payment would be with zero down and perfect credit?

All of the incentives are Acura-to-dealer. The only way to take advantage of them is to negotiate a low selling price.

Payment: $460/month, due at signing: $460, no trade in, used Acura pull ahead program and returned my 2016 TLX base V6 3 months early. Also, transferred ~6500 unused miles to my new lease. I am considering the 2.4L with Tech Package as well. At this point I am thinking of leasing and after a few months buying out of the lease. This seems to make much more sense considering the incentives. Payoff should be the negotiated cap price minus any payments applied plus some purchase fee. Am I missing anything in my approach?

Payoff is generally the residual value plus any unmade payments, but every brand figures it differently.

Given the large incentives, what you're proposing makes a lot of sense.

One additional benefit - you don't have to worry about the rent charge on those unmade payments, so the buyout value should be less.

I have been told today by the Acura Dealer that the .00215 MF is only possible with a security deposit down. Without the security deposit, they said its going to be .00225. Is this correct?
