I get a payment about $20/mo. higher than their quote, which made me think there might be some CAP reduction in there, but that amount seems about right for taxes fees in NJ on that price.

The easiest way to compare is to take your total lease cost (not counting the MSDs), and express it as a percentage of MSRP. Then, do the same thing to vehicles with a different MSRP.

In this case: $5324 + (35 X $920) = $37524 total cost

$37524 / $91225 = 41.13%

If you work for a company that has partnered with BMW or can find the right sales person, they do have corporate sales incentives. They may or may not combine with other offers and there are lots of restrictions. They are revised monthly. Attached is what I see for May 2019. To me this actually gives a fair amount of insight as to which models BMW is trying to move.
