It is $4000 upfront money, minus the upfront charges in the right hand column. The remainder is applied as a CAP cost reduction.

The calculation looks about right.

6% off MSRP. If there is an improvement to be had, it is in the selling price. Another $1000 off wouldn't be out of range.
