First of all great info here and would love getting some help for my first lease. This is the car and true car price I want to leave in 11377. 36 months, 15k miles/year. I just want to pay first month and drive off. Can someone tell me what should be the lowest offer I should give for a good deal?

There is no document that shows the incentive, because it's Acura-to-dealer money and confidential.

I get $537/mo plus tax, with those numbers.

Confirm the adjusted cap cost the dealer is using for their quote.

Your drive-off isn't enough to cover the acquisition fee. Ask for the adjusted CAP cost.
Also, they can give you the .00215, if you make a security deposit. (even if you aren't a current customer)

How did you get to $40,995?

I did not do anything special. I emailed several local dealers and that is the deal that was offered. It has easily beat anything else I have seen. As suggested by Kyfdx, the drive off did not include the $595 acquisition fee. I checked with the dealer and confirmed that it was essentially added to the cap cost (with the fee added the total selling price is effectively $41,590).

Hi - I was speaking with a dealer about a demo model ASPEC, MSRP = $55,795 and they are calculating lease residual off of a discounted MSRP of $55,275 due to car having 3,000 miles. Roughly $0.17 a mile. Sounds a bit low to me? In terms of sale price discount (before incentives and fees), they are knocking $4,879 off of the adjusted MSRP, whereas a brand new ASPEC at the $55,795 they are knocking $4,550 off the MSRP.

Basically sales price before incentives and fees:
ASPEC new = MSRP: $55,795 / sale price: $51,245
ASPEC demo = MSRP: $55,275 / sale price: $50,396

I'm looking to lease in NYC area for 36 mos/12k per.

Would think demo model should be cheaper than only $850 difference, even with reduced MSRP value due to miles.

Lastly, dealer mentioned Acura is now offering an extra $500 of down payment assistance today on the ASPEC model to help push it. Is that the dealer trying to show a discount or is that true? Assuming in addition to the $7,275 Acura to dealer and $1,000 conquest cash they are offering?

Yeah.. no point in getting a demo, if you aren't getting paid for it (and, you aren't).

There is a $7275 dealer incentive on this model. At least $10,500 off MSRP should be your target (if not more)

Considering the amount of money upfront, that isn't a great CAP cost. The incentive on this model is $7275. Given that, it appears their additional discount is less than $2000.
