If I add the fees to the selling price, I still only get $314/mo plus tax, assuming first month due at signing.

Ask the dealer for the net cap cost and the MF used for their quote.

What about this deal for a Mazda CX-5 touring preferred fwd I just got.

MSRP: $29,385 with selling price of $26,889 with zero down 36/12,000

Residual is : $18,218.70

They quoted me payment of $314.16 plus tax equals $338.51

Is that a good deal? They said they can't go down anything below that however that was their first quoted price to me.

Here's the thing - since you've already signed for the car and taken delivery, what we say isn't going to make a lot of difference.

I wouldn't say it's a bad deal, perhaps worse than average. But, the enjoyment you'll get driving the car every day for the next three years will be around far longer than the financial details of the deal.

Yeah, I feel like the dealership is trying to hide something because they looked surprised when I asked about the money factor. They said they’re already 1500 dollars below invoice price and will lose money at 338.

They said the $3k down covers first payment, dmv fees and the rest is cap cost reduction to lower the monthly. Their MF/residuals match your numbers exactly. They wanted me to come in to get the lease worksheet (I'm doing everything to avoid that). They didn't say anything about tax, should I be asking if the $3k also covers it? Last, is it unreasonable for me to think they can knock another $1k - $1,500 off the price?

I'm within a dime of both of those quotes. The only way to improve on them is to negotiate a lower selling price.

In CA, we'd recommend you only pay the first payment and DMV costs only up front. Ask them to build you a quote with only $750 due at signing, rather than $2000. Payment will go up, but you won't be risking that extra cash if the car is stolen or totaled.
