I'm pretty sure that the lease deal on paper will show the incentives as a rebate/CAP reduction, so they can't hide it forever. That doesn't mean that they won't try to characterize it as a big discount from them.
So, you'll get the lease cash, but it might already be included in the price they quote. Like any car deal, you need to have all of the details, and take nothing for granted.

Already asking for six trims... Why don't you do some shopping, and figure out what you want? The numbers don't vary that much, between trims. Also, you don't know if you want AWD or FWD?
What I want is Limited FWD, but that seems to be a needle in a haystack. Even the Limited AWD can be hard to find, but I would like to have numbers going in for the various options. I will probably not find a FWD that isn't loaded with addons (I have a first aid kit and I don't like pinstripes), so I figured I should get numbers on the AWD as well.

Secondly, for leasing how would I determine a good deal for a leasing contract for the same car? The starting point is $308/mo for 36 months for 10,000 miles. I need 12,000 miles. They said it could go up to $330/mo. I'm looking for around $275. Any suggestions on how to approach this if I decide the leasing route?

Leasing first: To go from 10K/yr to 12K/yr reduces the residual by 1%. That would add $346 to your costs.. Or about $10/mo.
