If the lease is 36mo, 15K/yr, the residual should be 49%. 51% is the 36/12 residual for that model. The money factor is correct.
$1500 probably covers the 1st payment, $595 acquisition fee and title/license/dealer fees (dealer fees tend to be hefty in Florida).
Given that, if the CAP cost is the same as the selling price, then the payment (with 49% residual) should be $387/mo.+tax, or about $410/mo. after tax.
So, ask for the net cap cost, and then ask why it's different than the selling price.. Looks like about $1000 extra in there.. There is a $1500 dealer incentive on this model, so bargain hard.

NYS restricts dealer document fees to $75 maximum. As a result, nearly every dealer charges the same $75 fee, though it isn't required. Be glad you don't live in Florida, where fees are unrestricted and the dealers take advantage of it. (and, yes... in most states, doc fees are taxable).

This accomplishes a couple of things.
First, it allows them to advertise a lower price. As mentioned, in Florida those fees can be anything. For example, a dealer may have a price of $30,000 for a vehicle. That dealer can split that price into a $29,000 price, which it will advertise, plus a $1,000 doc fee, which at best will be in small letters. This is nothing more than legal deception. Dealer's know a buyer will likely only see the lower price which will entice buyers to visit their dealership. And a visit is what every dealer wants.
Second, the dealer's use of the word fee is intended to again deceive a buyer to believe this fake fee is legitimate. In fact, the only fees which are legitimate and not negotiable are those fees imposed by the Government. Sales tax, registration, etc.
Dealers will often attempt a further deception by stating something to the effect they are required to charge this fee to every customer. The truth is they are not required in any way to charge this fee. What they mean by that statement is they must show they charged this fee to every customer to avoid being sued. To do this, many dealers print the doc fee on the contract. Once again, this is a deception to make the buyer believe the fee is legitimate.
The best way to handle these fees is to reduce the price to compensate for the fee. For example, after much research the buyer determines a fair price for a vehicle is $29,000. If dealer A has a $500 doc fee, reduce that price to $28,500. If the dealer has a $700 doc fee, like in Florida, reduce the price to $28,300.
Negotiate up from those numbers, not down from MSRP. I always find it best to start the negotiation by telling the dealer my number rather than start from their number. This goes against many so-called experts but I have found this tactic eliminates many sales games inherent in car buying.
Finally, today dealers often use electronic media to process the paperwork for a car sales. They generally pay a third party for this media. I read one dealer who stated this process saves tens of thousands of dollars each year. This dealer further stated his actual cost to process the paperwork is around $10 a deal. Google, EarlStewartonCars for information.
Ask yourself why you should have to pay hundreds of dollars for documents? A dealer has many costs associated with selling vehicles. By definition all those costs are included in the selling price,price to a dealer includes cost plus profit. Would you buy a vehicle if you had to pay the price plus fees for rent, wages, electricity, office supplies, etc.? Of course you would not, so why pay a dealer hundreds for a ten dollar document cost?

Pre-tax means before any sales tax is applied to the payment. My calculations always assume $0 down payment - that is not the same as $0 out of pocket at lease signing. If you want to add the tax, DMV fees and bank fees to the lease then the payment will go up.

I just leased a 2015 Honda Accord Sedan LX CVT Auto yesterday. $23,725 MSRP
($25,020 if you count the B.S. dealer markup for Nitrogen tire fill, Pinstripes, Window Tint, 1 Year exterior and interior protection, and Free lifetime power train warranty)
Monthly payments of $256 including FL tax for 36 month/12k miles a year. Ended up only paying my 1st month payment as total drive off $256. Also got 2 years Free Maintenance.
And of course all the dealer added B.S. previously mentioned... Window Tint, and 1 year exterior/interior protections, Nitrogen tire fill, and let's not forget those Pinstripes..... Ha!
