I am thinking now that I might not afford a 5 series since I am looking to be under $500/m. Until this dealers give me quotes I want to calculate something on a 428i gran coupe. I know this is wrong forum but 4 series one seems dead. Could I get MF, RV on a 36/10 428i GC please? I configured one on bmw usa and come up to $52,520(m,drv asst, prem, tech, hk). This looks a lot more reasonable if I could get this on for invoice price - 3k down and a credit incentive I should be in the $450/m range, correct? Please let me know
I disagree, you can get a 528 for about $500.00 a month if you look hard and get the drive $1k credit.
Still waiting on the dealer quotes. I contacted 3 and after a day no response back yet. I thought I would get a quote from Greg with Pacific BMW but nothing yet.
I worst part about leasing (or buying) a built car is waiting for it to arrive in the States. My 535x left Germany on June 30th and the boat stopped in Belgium and the UK. It is now crossing the Atlantic and the next port will be Halifax on the 13th. It will dock at Newark on the 15th and hopefully my car will be at the dealer by the 18th. Fingers crossed!

+1 on those comments. You should be able to secure a discount of 4-6% off sticker before applying the incentives.
Also possible that they are marking up the MF, but we don't know for sure.

We typical get all numbers itemized to use in a calculator. We can't tell if the dealer marked up the acquisition fee, added anything else and we can't confirm the interest rate.

I get $603/mo before tax and about $648/mo after. Another $400 or so of fees would take the payment right to the $661 you were quoted.

.00130 and 63% for 36/12 on the 528i. Using your MSRP and selling price, I get $627.12/mo before tax. If the payment is taxed directly, then it's $646/mo
I'd ask the dealer what the net cap cost is .. given that you're only putting out $900 at signing and the bank fee alone is $725, I'm guessing some of those up front costs are being added into the lease.
That payment seems high. Can you get a itemized breakdown of the costs? Also, ask the dealer to confirm the money factor, if it is more than .00130, the dealer is marking it up.

OP doesn't mention the CAP cost or the money factor. Also, there would be an acquisition fee. MF and acq.fee might be marked up. Not positive about tax in NC, but the 3% tax might be on the full selling price.

It's all about knowing what numbers to use. MSRP is simple - that's the bottom line number on the window sticker. MF and residual you can get from us ... .00130 is the correct (base) MF and the 36/12 residual is 63%. That leaves only the cap cost unknown. This is not always the same as the negotiated selling price - you can add in fees and taxes that increase that number (and the monthly payment).
And, as my co-host noted, the MF can be marked up to as much as .00170 by the dealer.
I use a home built spreadsheet to calculate lease payments - apps and calculators may make assumptions that affect the results.
