Considering the $2000 lease cash, it's just an okay deal, plus the money factor markup adds about $18/mo.

Seems like they were just trying to keep it under $500/mo to get you to take it, and marked up the money factor, so they could just squeeze under.

Something around $450-$475/mo. would be fair, I think.

I dont know the exact #'s but this includes 795 acquisition fee, 440` document fee, 300 regis fee. Rest would be out of my pocket I assume.

Our suggestion? Limit the up front cash to just the first payment and registration costs; add the doc and acq fees into the lease payment.

No changes in residuals - Lexus only updates that information quarterly.

Incentives are regional - and, we only have some of the data. Could be $3000 lease cash where you are.

Acquisition fee
Dealer doc fee
DMV or registration costs

Roll the first two into the selling price and add it to the monthly payment.

Pay the DMV costs up front, along with the first payment.

Adjusted CAP cost is sort of the same thing as "amount financed".

If your local tax in PA is 6%, the tax on the lease payment will be 9%

First of all a big shout out to kyfdx and Michaell. You guys rock and the amount of info you guys give about leasing and negotiating helps us from not getting fleeced. I had a quick question again. Does Lexus really have an acquisition fee worth $795?

So, I went to my local Lexus Dealership today Kuni BMW OR, was offered $3500 discount and on top of that $3750 incentive($1000 RCG + $2750 lease cash). They were trying to do adjust incentive as down payment and I said no. Then they come up with another offer structured like this:
MSRP:$51.160
Lexus incentive:$3750
Discount off MSRP:$3500
Dealer Fees:$423
Acquisition fee:$795
Down payment: $5000
Monthly payment: $410
MF:.00050
Does the math work out? Not for me. I refused the offer since, they were adding Acquisition fee+ Delaer fees+ Monthly payment to reduce the Adjust Capitalized cost. Why would you include Monthly payment in the adjusted capitalized cost which is used as the number to calculate Monthly payments in the first place. Let me know.

First, the $795 acquisition fee exists for Lexus - non-negotiable.

Second, we don't recommend a $5K down payment on a lease - that money would be lost if the car is stolen or totaled.

Third, we do recommend the only money out of pocket be your first payment and any DMV or registration costs.

You have the option of adding the first payment to the adjusted cap cost, if you want a true $0 out of pocket at signing ("sign and drive")

If I take the MSRP, subtract the discounts, then add in the dealer and acquisition fee, I get $45,128.

For a 36/15 lease, that works out to $536/mo.

I totally understand the risk of car being stolen or totaled but I want to bring down monthly payments to below $400. I forgot to mention, I am doing a 24mo/10k lease(Res 61%). What if I do $5k down + acquisition fee+ dealer fees+ first installment. Will the monthly payment still be $410-$425. Just for calculation. And what would it be with First installment + dealer fees + acquisition fees(As you suggest with 0 down)?

The dealer is probably correct. If your $5000 is your total amount upfront, then she adds everything into the CAP cost, then deducts the $5000. That's pretty simple.

If you put $5000 as a CAP cost reduction and pay all other charges upfront, the payment should be $361/mo+tax, assuming 36/15

What would the amount be for 24/10(61% res) with $5000+ acq fees + dealer fees+ first installment upfront. This is the figure I need to compare with my calculation. The only formulas that I use is:
Selling price = $51,160 - $3750 - $3500=$43,910
Net cap cost= 43,910-5000=$38,910
Dep cost/ mo=($38910-(.61*51,160))/24=$320.94
Finance charges=($38910+$31207.6)*.00050=$35.05
Mp= dep cost + finance charges=$356

This is with $5000+ $423(Dealer charges)+ $795(Acq fee)+$356(First monthly payment) down. Is the math wrong?

I get $428/mo with those numbers, as well.

However, we'd suggest you add the bank fee and tax into the cap cost.

Your payment will go to $500/mo, but your out of pocket drops to under $400.

They aren't using the drive-off as Cap reduction. They are subtracting the drive-off from the available cash (your $5000 + $3750 rebate). What's leftover is used as CAP reduction.

Sorry that didn't come out correct. I understand that they have included the 1st monthly payment in the drive off cost. It's not.

The net cap cost is the total cap cost less the cap reduction the cap reduction is the rebate plus your $5K, then subtracting out the up front costs. It's not part of the net cap cost amount.

This is how dealer worked out the Min Drive off = $795 + $100 + $424.79(First monthly payment) =1319.79

Now, Net Cap cost = Total Cap Cost - Rebate -Down payment - Min Drive off(Includes first monthly payment, so we should already know the Net Cap Cost right? Why are we calculating it here? Min. Drive off should not include the first monthly payment as we are yet to calculate monthly payments.)

Net Cap Cost now used to calculate monthly payments using MP=((Net Cap cost-Res)/24)+ (Net Cap Cost + Res)* MF.

In this case, your upfront amounts are never added into the CAP cost, at all.

Forget the formula, and just follow the money trail on the document
Total CAP cost = $47,974. That's the sale price of $47,651 + $323 license fees.
You have $8750 of working cash, but that's not all CAP reduction.
First, remove the upfront amounts from the right-hand column.
That's $795 acquisition fee, $100 admin fee, and $424.79 1st payment ($1319.79 total)
That amount is deducted from the working cash, as it's paid upfront. It isn't part of the Gross CAP, nor is it used as a CAP cost reduction.
$8750 working cash minus $1319.79 upfront leaves $7430.21 for CAP reduction.
$47974 total cap minus $7430.21 CAP reduction leaves an adjusted (or NET) CAP of $40,543.79

That's it... exactly as the document shows.

You say you can't calculate the first payment until you finish, but the computer is programmed to take the working cash, then find the point where the payment and CAP cost reduction add up to the working cash.

If you wanted to make a $5000 downpayment, and pay those other items out of pocket, in addition to the $5000, then it's a simpler calculation, but a computer program can calculate the proper payment, given a fixed amount out of pocket.

Sales tax on a lease in PA is an extra 3%, so that puts you at 9% sales tax

Hey all, about to lease a 2017 lexus is300 awd in NJ for 36k miles over 3 years.
I got a msrp of $43,328 for the car. Cap cost $36,429.
Paying $3,359 out of pocket - this has acq fee of $795, regis fee of $360, doc fee of $445, first month payment of $359, $700 for fixing my old car, rest of $700 as a down payment. Also dealer is offering to pay off the lease of my old car ($450 total).
Is $359/month a good deal or can I do better?
