I concur; with your numbers I get a pre-tax payment of $715.71.

Two items to follow up on:

1. What state do you live in? Some states tax the entire selling price, which greatly inflates the lease payment
2. Get the dealer to provide the net cap cost; if different from your selling price, get them to explain how they got there.

Just came from the dealership. He claims the 428xi Gran Coupe has a residual of 61% for 36/12k. But you say above it's 62%. I just wanted to double check before I go in there again

36 months is generally the sweet spot for BMW, unless they run a 39 month special.

A few bucks? The money factor markup adds about $1100 to your total costs over three years. Plus, the $200 markup on the acq.fee and the $650 admin.fee..

That's almost $2000 extra..
