Most BMW dealers mark up the money factor.. That's part of the negotiation. There are a lot of BMW dealers in CA... shop around.

Using the numbers you've provided, I'm getting a pre-tax payment of $607.29, after tax $655.87.
The base MF is .00130, which would save you about $10/mo.
The up front costs seem a bit low - usually it includes the acquisition fee, first payment and dealer fees.

I am looking at a 435i right now with Technology Package, Premium Package, M Sport and Driver Assistance Package, heated front seats and Harman Kardon Audio - MSRP $59,595.00 but I got a cap cost at $55,790.00. Saving 3800. Is it good enough? The LMF is 0.0013 (standard) and term is 39 with 61% residual.

That is the base money factor and the correct residual.
If I add the $795 acquisition fee to the selling price for a CAP of $58,795, the payment is $688/mo.+tax, or about $738/mo. That's very close to your $745/mo.
$20/mo. saving is about $700 more off.. So, about a $3000 discount from MSRP... That's not a bad deal, if the dealership is giving you all base rates..

I'm getting push-back from salesmen at two different dealers about whether it's 0% APR in that BMW USA lease deal in the webpage linked above. When I plug the data from that webpage into the Edmunds lease calculator, the only money factor that works is 0. See attachment. Am I doing something wrong?
