With the numbers you've provided, I get a payment of $808.44/mo. Yes, the processing fee acquisition fee is normal.
We do not recommend using trade equity to buy down the payment - if the car is stolen or totaled, you lose that money. Instead, use some of it for multiple security deposits to bring down the MF - the advantage is you get that money back at the end of the lease.
The rent charge (lease speak for interest) is $132.22/mo, or almost $4800 for the lease term.
X5's, as you see, are not terribly lease-friendly.

BMW allows 7 MSDs, each of which lower the MF by .00007 (.00049 total, or a net new MF of .00081).
Would need to know the pricing (MSRP and selling price) to tell you how much that will save. But, you get that money back at the end of the lease.

Currently looking outside my state of AZ for pickup. What a pain!

Thanks for the update. They make enough on doc fees and servicing the cars, not to mention the undisclosed hold backs. . Just imagine if standard stores worked this way. It's so frustrating that they try to make profit in every facet of the deal. An educated buyer is the only offense for a greedy car dealer.

Basically I looked at existing inventory from dealers within the Bay Area. Sonnen had a lot more than any dealers within 20-miles radius of San Francisco, so I emailed the internet manager with request for sales price and lease details. All wanted to bump the MF, however, I specifically stated no deal unless .00130 or .00081 with 7 MSD's(which we took). Good Luck.
Been looking for an 2015 X5 and was working on a deal with an out of state dealer. He sent me the deal but no MF numbers. He had already agreed to the .00134 MF but I could not figure out what he was doing so I sent him mine. He responded that .00134 is the Buy Rate which I don't know what he is talking about. Maybe he means base rate. But whatever! He was very displease and said that the rate was not negotiable which I wrote back it was and had gotten the base every time I have leased. He also discounted the car to about 1500 under invoice (2015) but that's with the build cash which was not shard in his email and I already to him to give me his best deal before discounting the 1500. He says it not a rebate. The price was good but I can't do business with someone that lies to me and then tries to pool the wool over my eyes.
