Using your MSRP and selling price, I get a pre-tax payment of $635.05/mo

Find out what the net cap cost is - they may be adding taxes and fees to the selling price.

We do not recommend making a down payment on a lease - if the car is stolen or totaled, you lose that money.

There are some up front costs you are responsible for - bank fee, dealer fee, first payment, license/tag costs.

If the sale price is the CAP cost, then I get $619/mo.+tax.
If there are additions to the sale price in the CAP cost, we need to know the amounts.

$925 over 36 months is $25.69/mo, so our calculation goes to about $645/mo + tax. Very close to the dealer quote.

If I add $925 acq.fee to your price, I get $796/mo.+tax. That's about a $500 difference. Likely attributable to title/license fees.

With the numbers you've provided, I get a payment of $808.44/mo. Yes, the processing fee acquisition fee is normal.

We do not recommend using trade equity to buy down the payment - if the car is stolen or totaled, you lose that money. Instead, use some of it for multiple security deposits to bring down the MF - the advantage is you get that money back at the end of the lease.

The rent charge (lease speak for interest) is $132.22/mo, or almost $4800 for the lease term.

X5's, as you see, are not terribly lease-friendly.

Get the breakdown of the $4000 due at signing .. using a net cap cost of $58,109 I get a payment of $759/mo with 5% tax added in.

Acquisition fee is only for leases.

BMW allows 7 MSDs, each of which lower the MF by .00007 (.00049 total, or a net new MF of .00081).

Would need to know the pricing (MSRP and selling price) to tell you how much that will save. But, you get that money back at the end of the lease.

Picked up(Bay area dealer) end of August, 2015 X5 35xdrive. Msrp $63,270, sales price $57,405. .00081 MF with MSD. Negotiated via email for a day and leased it as the existing 2015 inventory was getting thin. I knew it would be difficult to get above the discount I received. The car had 8 miles on it. Very satisfied with the dealer, sales person and the entire process.

Are you actually in Chicago? I think Chicago taxes the lease payment, in addition to the upfront taxes from the State of Illinois. (so, hopefully not).

Can someone post the base bank fee for BMWFS?  If use to be 725 but that was 3 years ago.  I just read that The upped it to 925 and do not allow the dealer to inflate in any more.   Any truth to that.   If so they need to do that with the MF too.  Last time I leased about 3 years ago I had no issue getting the MF and bank fee to base #s but this time it's been a fight.  Currently looking outside my state of AZ for pickup.   What a pain!

Yes, BMWFS increased the acquisition fee to $925 but do not allow the dealer to mark it up.

I suspect with all the internet friendly pricing information available the MF is one area where the dealer still has the ability to make some money on the deal. Keep searching; it only takes one dealer to meet your terms.

Thanks for the update.   They make enough on doc fees and servicing the cars, not to mention the undisclosed hold backs.  .  Just imagine if standard stores worked this way.  It's so frustrating that they try to make profit in every facet of the deal.   An educated buyer is the only offense for a greedy car dealer.

Basically I looked at existing inventory from dealers within the Bay Area. Sonnen had a lot more than any dealers within 20-miles radius of San Francisco, so I emailed the internet manager with request for sales price and lease details. All wanted to bump the MF, however, I specifically stated no deal unless .00130 or .00081 with 7 MSD's(which we took). Good Luck.

Been looking for an 2015 X5 and was working on a deal with an out of state dealer.   He sent me the deal but no MF numbers.  He had already agreed to the .00134 MF but I could not figure out what he was doing so I sent him mine.   He responded that .00134 is the Buy Rate which I don't know what he is talking about.  Maybe he means base rate.   But whatever!   He was very displease and said that the rate was not negotiable which I wrote
back it was and had gotten the base every time I have leased.   He also discounted the car to about 1500 under invoice (2015) but that's with the build cash which was not shard in his email and I already to him to give me his best deal before discounting the 1500. He says it not a rebate.  The price was good but I can't do business with someone that lies to me and then tries to pool the wool over my eyes.  

does anyone know what he means by buy rate?
