Anything is possible. But, BMW has had no problem selling or leasing every X5 that they make without incentives. If that continues, no reason for them to start discounting now.

I think you'd have to ask the dealer ... I've heard of dealers in TX offering tax credits on leases, but I don't know how or when they are available.

Yeah I got a tax credit on the last car I leased from BMW even though I didn't trade in another car, but supposedly bmw only offers that in December for Texas. But I can see your point, unless the dealer buys the car from BMWFS there is no way for them to use the car as a trade in.

Base MF and a decent discount from sticker. I'm showing a payment of $672/mo with those numbers.
My calculation:
Net cap cost : 57774, Residual = 58%. Residual value = 62600*.58 = 36308
Depreciation = 21466 (57774 - 36308)
Finance charge = 4369 = (57774 + 36308) * 0.00129 * 36
Lease cost = 21466 + 4369 = 25835
Per mo = 25835/36 = 717.63 (Sales tax is due upfront so not taken into account for per mo charge)

+1 to what Michaell said.. acquisition fee is marked up by $200 and really need to know your MSRP to calculate the payment properly. I'm also not sure why MSD is $7350. It should be $7000 (based on your payment of 962 round up to 1000 x 7).
You can do at invoice or below invoice deals in NY/NJ region. I got my X5 at invoice few months ago. If you attend Ultimate Driving event before placing the order it will give you another $1000 credit towards lease/purchase of any new BMW.

A maximum of 7 MSDs are allowed, each of which reduce the MF by .00007.

Without adding anything to the selling price, I get $721/mo.+tax. So, if additions are about $1200 (acq.fee, etc), then your quote is right on the money. .00128 MF and 59% residual
The reduction for MSDs also looks correct (and, a smart move).
The discount looks good, especially with no markups to the money factor. The only way to go lower is to negotiate a lower selling price.
Per mo = 24250/36 = 673 + Tax (7%) = 720 per month. Due at signing, I am responsible for first month + $1200 license plates and of course SD $5600.

Your CAP cost can't be the same as the selling price, as you said the payment included bank fees and everything else.... That money has to come from somewhere and in this case, it has to be added to the selling price.
But, your math is correct, if the CAP is the same as the selling price.

Wow... you are eating $11K of negative equity on your current car? Why? I'd just stop now and keep driving it.. Think about all of that sales tax you paid on the Infiniti, and now ditching it, already?
But, yes.. the base money factor is .00128. Plenty of people get the base MF (though not most). That's adding about $50/mo. to the payment

Are you adding in the fees to the selling price or not? Together, that adds up to about $47/mo on the lease.
Bank fee is marked up, as well - base is $795 from BMWFS.
X5's are popular and it's harder to get a discount on them like on other models (5-7% discount from MSRP is typical for 3-series, for example)
