Without tax or any additions, $459/mo. To get to $535/mo, you need about $2700 more on the CAP cost. About $1200 in tax, $595 acquisition fee. That leaves about $900 more for title/registration/doc, etc.. That's assuming that $535/mo. is the full amount due at signing.

It is up to the dealer whether to pass along the lease cash or not.
Obviously, you want to find a dealer who will. I'm sure there's one out there.
I have one more question- dealer is saying residual is 53% for 2016 AWD Tech MDX for 15/36. Is that accurate? I thought I read that it was 54% a few pages back in this thread. Then I have 55% for 12/36, and 56% for 10/36.

The Acura numbers are national.
MF can be marked up for extra profit (though we don't see that a lot with Acura), and the residual value is fixed by the bank and cannot be modified.

$2000 off doesn't seem like a great deal, considering there is a $500 incentive for the dealer from Acura, but this is Hawaii. I'll guess there isn't much competition from other Acura dealers.
Using your figures and the base rates (.00020 MF and 58% residual), I get $376/mo. The dealer site has the correct MSRP, as it corresponds with the residual amount.
I wouldn't make that big CAP reduction. You aren't really saving any money, and though it might lower the payment a corresponding amount, it doesn't change the residual, or make the car any cheaper to buy at lease end. (it's still 58% of MSRP).

To evaluate the deal, you need the numbers that go into the calculation. Specifically, the selling price and adjusted CAP cost.
The selling price is $45,910 with a CAP of $49,628.

How does the $3500 up front break down? Is any of it being used as cap reduction?

The $1935 in cap reduction results in a decrease of your payment by about $54/mo. Better to keep that money in your pocket and only pay the taxes and fees up front. If the car is stolen or totaled, you'd lose that money.
EDIT - extra miles up front will cost somewhere between .15-.25/mile. Don't have the exact rate.

.00020 and 53% for 36/15. Extra miles are deducted on a per mile basis - don't know the exact rate, but likely .10-.25 per mile
Using the 36/15 numbers with your prices, I get $586/mo. To get to $629, that equates to $1584 for the extra miles ($44/mo delta * 36 months) - divided by the 15,000 extra miles you want, that's about .10 1/2 cents per mile.
Looks like a solid deal - only way to improve on it is to get a better selling price.
EDIT - really, only $43/mo delta in payment. Still, the per mileage charge stays around .10

You might be able to get a better discount from sticker then. But, every day the inventory shrinks, so getting your preferred trim and color combination becomes that much more difficult.

Find out how much of the $2000 goes to CAP cost reduction (and, the resulting adjusted CAP cost).
