The numbers are confidential. You can't "show" them to the dealer. Trust me, they know the numbers.

Assuming the selling price and the CAP cost are the same, then your calculations are correct. Acquisition fees, doc fees, title/registration, etc, etc.. Those costs are either paid upfront or added into the CAP cost.

Ask them to provide the MF they are using to calculate the lease payment - they are allowed to mark it up for extra profit but if you have a good lease calculator handy you can show them the error of their ways. You should always work to get the base MF for whatever credit tier you qualify for.
The MF isn't public information, but if the dealer is smart they will know you know what the base MF is.

Hey guys, first time posting here. I actually live in Northern VA and have been searching to get the best deal. Even email dealers in North Carolina and Maryland to see what they can offer.
Anyhow, I came across a dealer in Maryland who has the Base 2014 IS 250 for $38652 but willing to let it go for $33070 + taxes, tags and doc fee.
Keep in mind this is a 2014 but the price is very attractive since there isn't a difference between the 2014 and 2015 model and all the base 2015 here starts at $41225 which is considerably higher for a 2015. I will be leasing whichever Lexus I decide to get for 24 months, just as a heads up.
Let me know if I should consider this or keep trying to find a 2015 IS250.
Alright guys, here's an update. So talked to the dealer with 2014 Lexus IS and they won't do a lower price and they're sticking with $521 a month without telling me why it's so high.... Ridiculous. This is all over the phone by the way.
Anyways so I went to my local dealer here with the thought of hashing out a deal for a 2015 Base Lexus IS 250. The sales person came to $450 a month with 0 down and a 24 month lease. The MSRP was $41227 and I believe the sale price was $39400 with tax and everything included (OTD). But after I asked for it to be $38400 OTD he offered a IS 250 F Sport.
Alright so here it is. IS 250 F Sport with Nav MSRP $45222, I believe he was doing $42K OTD. Not sure on this, didn't give a quote paper to bring home and wouldn't give in case we went to another dealer asking for that price..
Anyhow he said the monthly would be $475 including EVERYTHING. Tax and all fees included. I feel like this is a great deal. The MF used was .00090.
I said I will close the deal tomorrow and needed the night to think. I feel like this is an awesome deal for a F sport with Nav. Let me know what you guys think ASAP.
Ok so today was nearly succesful and then two things stopped me. I didnt tell dealer what it was i just said i needed time to think. The deal they are offering me has a money factor of .00075 thats right lower than .0009 what u quoted so of course red flag went up in my head. He pulled out a book with all the money factors and said this is what 2015 is250 base MF is right now and that my source was wrong. Second thing was on the lease contract where it shows amount to be paid (i am paying $1000.00 by the way) it shows $2032.47 i asked why if i was only paying $1000.00 and they said dealer profits would pay for the $1032 i wasnt paying (a million red flags went up lol) there was a part that shouwed rebates and non cash credits for $1032.47

Yes, that is what is happening ... a rebate or other incentive is being used to contribute to the cap cost reduction.

Check for hidden fees. Also need to make sure they aren't expecting any extra money due at signing over and above the first payment, dealer fees, bank fees and any state or local license or tag costs.

Hmmm ... I'm showing the 36/10 residual as 65%. Not sure why your dealer thinks it's 66%.
Tier 2 MF is .00135; with your MSRP and selling price, I get a pre-tax payment of $450. Adding in the tax takes the payment to just over $489/mo, or right in line with your dealer quote.
I'd ask the dealers to firm up the numbers, especially the MF.

I don't have all the numbers so I can't comment on why the calculations are different. The math doesn't change; find out what cap cost number they are using. That's usually the big difference in lease payments.

Tell them you won't sign a deal with an inflated MF - they make their profit on the sale of the car, not necessarily on the financing.
You may also want to work with a second Lexus dealer; the competition will help you get the best deal.

Example:
$1260 lease charge (aka rent charge) divided by 36 months = $65/mo.
($43K CAP + $28.8K residual) = $71800
$65 divided by $71800 = .00090 MF (approx).
Those are just made up numbers, though.. I just reversed the lease calculation.

Please check out the deal I was offered for a base 2015 Lexus IS 250. They said they don't really offer the current nationally advertised deal of $1,069 down and $349 per month because they have no cars in stock that retail at the 37,000 MSRP. So the lowest they have is around $41k.
Based off the $41k MSRP, they offered:
Selling price: $39,633
Rebate: $500
Term: 36 mo, 10k miles
Residual: 27,061 (66%)
Payment: $487.96
This is all with a zero down payment. I would sign and pay the first month payment and drive the car. So the monthly payment is including taxes (8.7% here in Louisiana), title, licensing, everything possible.
I don't have the money factor but my credit is high 600's so I'm probably Tier 2 which is why the monthly payment is higher than it would be with a 0.0009, although they might be padding it a bit still.
All things considered though, I feel like I'm ending up with a much higher monthly payment than what I've seen on here. There's people getting offered 400 a month with zero down. What do you guys think? How should I negotiate from here?

Tier 2 MF is .00135; with your MSRP and selling price, I get a pre-tax payment of $450. Adding in the tax takes the payment to just over $489/mo, or right in line with your dealer quote.
I'd ask the dealers to firm up the numbers, especially the MF.
