Adding $925 acquisition fee to the sale price: I get $460/mo.+tax. That's about right, if tax rate is close to 9%.
Low mileage BMWs get a CPO Elite warranty. It's for a total of 5 yrs/75K miles. It's still under the original new car warranty until 4 yr/50K from in-service date, though.
But, if you can get the price under $500/mo, each SD is only $500, instead of $550, making your out of pocket for MSDs just $3500, instead of $3850.
So, ask them to knock $75 off the price, or make a $75 CAP cost reduction.

Therefore, the selling price ought to be lower than the $36K they offered, to offset those miles. How much are they offering to discount a new 2016 (with 0 miles)?

No, deduct .25 per mile.
But, you'll want a bigger discount from sticker to offset that.
