I get $669+tax, so the calculations look correct.

About a 6% discount, before subtracting the incentives.

I ordered 428 i convertible and locked my money factor and residual for 60 days. Since the residual is lower this month the dealer told me that I will not be able to get incentives if I use the rates locked last month.Is he correct?

Yes... you either take the entire October program, or you take the entire November program. You can't cherry pick the best parts of each program.

Yes, but you have to use the October residual and October MF ... all or nothing.

Hi The dealer agreed with me upon the price, money factor and residual for my 428 i convertible ( $50,000 , mf 0.00049 after paying 7 security deposits and 58 % residual ,10 000 miles) It was on October 17. I paid $500 deposit and we ordered the car. Now when I asked for 1000 option credit which was offered in October he says he can give it to me but he says he made a mistake with mf and he changes it to 0.00109 Can he do it after we locked the rates and ordered the car?

The MF is not .00049; that is the discount for the MSD. The net MF would be .00082 for November or .00085 for October.

My understanding is that you can use either the entire October program (MF, residual, incentives) or the entire November program. Cannot mix and match.

We don't track historical trends -- I imagine you can read back a few pages to get the numbers.

Hard to predict if any mid-month changes will happen. And, if they do, we may not know about it.

The net (or adjusted) CAP is the "amount financed". Selling price + any additions minus any subtractions (cap cost reductions, rebates, etc)

My calculations are pretty close. What does the the other $3700 cover, outside of the $2800 MSDs?

Addtnl fees are taxes, tags, std fees. That all seems in line for my area.

What dealership did you go to? That's a significant discount off MSRP at around 15% before the college grad 1k.

They mentioned about $1500 in incentives, when I asked about 5% discount off msrp, he balked at me and said "we don't just do that for everyone."

I'm a complete newbie at leasing, I plan on doing the max 7 MSD.

What should I look for in the lease terms.. I haven't gotten the numbers yet.

This month, 39 months is a better term ... 55% residual and .00131 for 39/12 - .00082 with max MSD.

You don't care if they give the discount to "everyone" - you're the only one leasing the car.

Lots of BMW dealers out there -- only takes one to meet your terms. 5% off sticker is not too much to ask for - heck, I'd start at 7-8% and go up from there.

Total msrp is actually around 68k, after market bmw parts (mppk..) only $500 is residual, out of about 3k.

The un-residualized aftermarket parts are hurting the lease payment ... $2500 over 39 months adds about $65/mo to the lease payment. Add in the lack of discounting and it gets expensive, quick.

I'd still suggest you reach out to a second dealer. The competition between them can only benefit you.

I agree with the MF and residual.

Using your MSRP and Total cap cost, I get $735/mo + tax, or $801/mo.

Which leads me to believe that some of that $5000 due at signing is a cap reduction. Find out how much.

Nothing wrong with any of the fees you've listed.

No, they can't remove GAP insurance, and even if they could, you would still owe the acquisition fee.

Sorry, I'm not sure what you mean- I don't want to put it down if I'm not supposed to. I figured taxes, doc fees, one pmt, and acquisition fee was standard? Do I benefit in asking them to roll it on my lease and just increase pmt from the $478 pmt? Again I'm a newbie to leasing so a bit frustrating. Not sure what I'm supposed to be asking for, They were the only dealer to come any where close to trade offer and low pmt so I thought I was doing ok- starting to rethink-
another thing-Should I look at owners choice program instead since I have to pay the high tag upfront ea time? Sorry- feeling lost here and supposed to go get car in the am

All of the items you listed. Are they asking you to pay those upfront, in addition to the $478/mo.?

The numbers help.

So, you have $5029 in trade equity and about $4214 in taxes and fees. Therefore, only $815 of the trade equity is (or should be) used as a down payment.

Using the $57,930 as the MSRP and $49,685 as the net cap cost (selling price - remaining equity), I get a payment of $592/mo.

However, if you pay the $4214 of taxes and fees up front and use the entire $5029 equity as down payment, then I get the $478.76/mo payment the dealer is quoting.

We do not recommend making a down payment on a lease - if the car is stolen or totaled, you lose that money.

You may want to use that equity to make multiple security deposits to lower the money factory - 7 MSDs of $600 each would lower your payment to $553/mo. The benefit is that you get that $4200 back at the end of the lease.

So, your choice:

1. Use the equity to cover the required taxes and fees, and have a larger payment, or
2. Use the equity as a down payment, pay the taxes and fees separately, and have a lower payment, or
3. Use the equity for MSD and have a slightly lower payment, but get the money back at lease end
