Disposition fees are on just about every lease now. Roll everything in... plus, keep your $4000. The interest rate is virtually zero, so take advantage of it. You are driving the car 30,000 miles. Not sure how 50 miles will make a difference.

+1 on the miles. I leased a new Jetta just over a month ago, and it had 41 miles on it when I took delivery.

Lease cash is a dealer incentive. It should translate into a lower selling price.
The difference between money factors would add about $10/mo., but you have to look at the deal in it's entirety. There is the lease cash, but the residual might have dropped, as well.
Also, the 39 month term has .00001 MF, this month.

36/12, right? .00023 MF and 59% residual If I add in everything you listed, I also get $306/mo. Anything rolled into the lease is subject to "interest". That's where the money factor comes in. But, the equivalent interest rate is about one-half percent, so it's negligible. The finance charges on the entire car are only $9.80/mo.
But, Mazda allows the dealer to markup the money factor by as much as .00050 (to a total of .00073, in this case). That might be why your calculations don't match.
Either the money factor is marked up, or there are other costs rolled into the lease. Ask the dealer for the money factor and the adjusted CAP cost. The difference lies within those numbers.
