For BMW, figure a discount of 6-7% from sticker. Lease protection plan is a good deal .... for the dealer. Pass. Residual value is set by the bank and is not negotiable. If you take good care of your cars, you shouldn't have any extra end of lease charges.
There is also a $925 acquisition fee charged for leases.

.00137 is the money factor. That number is used to calculate the finance portion of the lease 63% is the residual percentage. You multiply that by the MSRP to calculate the residual amount. 36/10 is 36 months, 10K mi./yr.
On a lightly optioned 35i (M, Tech, Metallic Paint, Destination) MSRP is $54,645.00 and invoice is $51,330.00. So 6% off MSRP is $36 over invoice and 7% off MSRP is $510 under invoice. Is my math right?

If you are 640-674, then the bump is actually .00020, so they may be telling the truth.

$542 should include tax right? Put MSDs instead of down payment to reduce money factor.

Do you think this is a good deal?

I definitely wouldn't buy lease protection. What if you need tires at 36K miles? Do you drive on bald tires for 7 months, because they will be free at lease end?
Brakes all the way around would definitely be around $1500 or so at the dealer. But, our X3 didn't need front brakes until 55K miles.
Keep your $3000 in the bank, and use it as needed. You might come out behind, but you might not. And, you'll spend the money, if needed. Not prepay for something that might not be needed, then hoping you need it, so you won't come out behind. Geez.. I really hope I need brakes, because I already paid $1650 extra for them.

I mean selling price is less than 7% off MSRP, while another dealer offered $1k off invoice plus $1k corp fleet plus $1.5k leasing credit (which seems too good to be true...)...
Any ideas?

If you are 640-674, then the bump is actually .00020, so they may be telling the truth.

selling price - $49394 (supposedly this is after factoring in $1000 fleet discount due to the company I work for)
Cap reduction (lease credit) - $1500
lease duration - 36 months/15K per year
residual - 60% - $31812
MF - 0.00068 (after factoring in the fleet discount and 7 MSDs)
Downpayment - Nil
Drive off - $2,185 (first payment $545, acquisition $995, other fees $645)
Monthly lease (including taxes 8.75%) - $545
Do you think this is a good deal?
One more question. Since this lease is for 45000 miles does it make sense to buy:
a) Lease protection - $1095 (reason I am considering this is because tires will surely need to be paid for at lease turn in after 45000 miles. So this amount will likely pay for itself.
b) Ultimate maintenance package to increase to 50000 miles maintenance including brakes - $1650 (Reason I am considering this - I will definitely need to change brakes during 45000 miles. The dealer said changing all brakes will cost about ~1600. So this also may pay for itself.
If the above two additional options make sense, I will get them rolled into my lease which will take the amount from $545 to $630 per month (including taxes). Worth it?

I've never leased a BMW, so can't really opine on the value of the lease protection and maintenance package - my co-host, @kyfdx, is much more familiar with BMWs. Hopefully he'll pop in and give you his .02 later today.

I definitely wouldn't buy lease protection. What if you need tires at 36K miles? Do you drive on bald tires for 7 months, because they will be free at lease end?
Brakes all the way around would definitely be around $1500 or so at the dealer. But, our X3 didn't need front brakes until 55K miles.
Keep your $3000 in the bank, and use it as needed. You might come out behind, but you might not. And, you'll spend the money, if needed. Not prepay for something that might not be needed, then hoping you need it, so you won't come out behind. Geez.. I really hope I need brakes, because I already paid $1650 extra for them.

As for your comment on the selling price, what % off of selling price would you consider a good/solid deal for a 2017 model?
You can use multiple security deposits to 'buy down' the MF.
As previously noted, 7% off a 2017 is a pretty decent discount.
