1) MSRP 2) Selling price (shoot for 15% discount from MSRP, for unit with 4XXX miles) 3) Money factor (.00152 is base.. insist on this) 4) Residual (61% of MSRP for 36/15 minus $0.25/mile). This can't be negotiated 5) Rebates. There is at least $1000 on this vehicle, maybe more. Subtract that from your 15% off.
The only additions should be for $925 acquisition fee, Texas DMV fees and Texas sales tax. DMV fees should be around $400 tops. Sales tax is high in Texas, as it's applied to the full price. So, somewhere around $3000 for tax.
They went down on the 2018: On the 2018 they dropped selling price to 48,843.82 for 15000 miles cash due is $894 and the lease payment is 726

I think you can do better than that on the service loaner, today.
On the 2018, looks like the first dealer really stepped up from the $800+ payment they started with. Not that the 2018 leases great, but that's a pretty good deal, given the program. Appears to be base money factor and a substantial discount.
But, this isn't really apples to apples.. The 2018 model has an $8500 higher MSRP.
If the dealer with the loaner sticks to $612/mo, I might check out the new one. But, I'd work at knocking about $100/mo. off of that loaner price, first.

He didn't say. I was surprised when he said there was lease support, as I didn't seen anything on bmwusa for it. It very well could be a 3rd party. Or, he was incorrect.
A dealer I've been getting quotes from who's been very transparent with numbers sent me the words 'Programs stayed the same in February,' but we'll see if that holds true if I go another round of getting detailed quotes from him.

I'll admit, we have limited BMW information for February at the moment, but I don't see any information for the 2017 X3 in what did receive.

The CAP cost reduction is what's left over from your $5000, after paying for upfront items. The Gross CAP cost isn't necessarily just the selling price. That includes acquisition fees, etc, etc. The selling price is not disclosed. The money factor is marked up from the base .00152 On a demo, I'd look for 15% off MSRP, before incentives are deducted. Nothing wrong with leasing a demo. It can be a great deal. But, like any deal, it can also be a bad deal, if you let the dealer have their way.

This is a few years later but I just came across this today. In October 2016, I had picked up a 2017 BMW X3 (2.8, not M) fully equipped with nearly all the possible features (MSRP $54,895. I walked out the dealership with $0 down and $499 monthly payment for 36 months / 12,000 miles. Is that a good deal?

Our price was 15% off MSRP + $2500 in rebates.
Not sure what the rebate level is now, but I considered that a good deal.
If you are interested, I'd try to wrap it up, today. No telling what happens tomorrow, with the new lease programs.
