If you can get that sale price, that is a hefty discount from sticker. However, there are often purchase incentives that do not apply to a lease, so beware.

We do not recommend making a large down payment on a lease - that money would be lost if the car is stolen or totaled. Suggest you pay only the first payment and DMV costs up front, and roll everything else into the monthly payment.
Ask the dealer what the adjusted cap cost is, with the acquisition fee and taxes added to the selling price. This will tell us if the dealer is marking up the MF for extra profit.
You don't want to negotiate the payment, but rather the selling price.

Your "Selling Price" should be closer to 7% off sticker, not less than 4%.
Every $1000 off the selling price reduces your payment about $28/mo, before tax.

A good negotiator should be able to get a BMW for over 10% off MSRP easy. I recently purchased a 2016 340 for 15% off MSRP. I recommend you try to deal with the dealer's internet sales managers, and contact multiple dealers asking for quotes on the ideal configuration you are after. The only way to get the best pricing is to make multiple dealers compete for your business. A vehicle is just a commodity that you can purchase from any dealer, which one is going to fight for the chance to sell you a car? If you are only dealing with one dealer you've already lost because they have no competition for your business.

You are getting the fleet discount from the base MF, which is the only other piece that can be modified.

That last couple of % may cause the dealer to mark up the MF in return.
Dealers are getting smarter about base MF vs. sticker discount. You can get one or the other, but not always both.
Try multiple dealers - you might find one who is willing to play ball.
Is $45,900 the adjusted CAP, after adding all of the amounts given? Or is it the sale price?
Did they give you a dollar residual amount or money factor?

I have asked for the MF but they haven't told me yet. My calculations so far is hovering 0.00162
Using .00134 for the money factor, I get $621/mo. That's a really small residual reduction for 6700 existing miles.. Only about $700 less than a new one. Maybe the CPO thing gives it a bump.
The selling price looks pretty good, too, considering the small residual reduction.
You are pretty close on the money factor, I think.. That, or the residual turned out be a little different than what they quoted.

That's exactly it... the upfront money gets rolled in. The price is a little higher, because the CAP cost reduction is now subject to finance charges.
