I would think you should be able to easily hit your target depending on your location and market. We are in SoCal with many Lexus dealers and lots of competition so great discounts are easy to find. Our deal last Aug was 425 incl 8% tax, 36/10, $1k at signing, .00085 MF, and about $9k off msrp of 47,015 (3500 lease cash included).

52%/53% residual The advertised deals assume a dealer discount of about 4.5-5% of MSRP, in addition to the $4000. You should try to do better than that.
The LFS acquisition fee is now $795.
FL has about $200-$300 in DMV fees. Florida dealers are notorious for ridiculous dealer/doc fees. Don't be surprised to see $700-$1000. Ask about that fee before starting negotiations, and account for it by offering a lower price.

I'm not sure you'll be able to get a lux pkg at that msrp. Our 2016 we leased last Aug had an msrp of 47,015. We got $9k discount off msrp incl the $3500 lease cash that was in effect at that time. ES deals are getting really good - good luck!

We also have navigation and pano roof so that increased the sticker a bit.
We sent out emails starting in July requesting quotes - narrowed it down to 3-4 dealers who seemed serious and was able to come to terms the first week of August - a little back and forth but not all that much. The money factor wasn't as good as it is right now but our payment is $423 incl 7.75% tax, 36/10k, $1k due at signing.

You can tell them you don't want to pay for accessories you don't need, but it will probably cost them more to remove them than they are actually worth.

Less the hold back (2% off base MSRP of 38,900) comes out to be 42,963 (negating the lease cash and loyalty rebate as that should just be a straight transfer to me) which is the theoretical dealer cost. If the sale price (42,922) is below the dealer cost (42,963) then where exactly is the dealer making any money?

I wouldn't worry about the dealer; they wouldn't present or accept a deal where they aren't making any money, somewhere.
Could be a volume bonus they qualify for; could be a dozen other places where they are making money. We'll never know the true 'dealer cost'. If you're comfortable with the selling price and all the numbers work out, no reason not to pull the trigger.

Did they give you the adjusted CAP cost? Adding the three fees, then deducting the CAP cost reduction gives me $37,964 Using that as the adjusted CAP cost, I get $423/mo.+tax
But, I'm guessing a little bit about how those amounts are calculated. I used .00020 MF and 51% residual.

The lease cash and graduate discount are not included in that $40033 sale price. I'm tired of the car I have and it needs work - new windshield, break pads, tires etc - and registration renewal is coming up, so decided would rather trade in now. I don't think they were giving me .00020 MF, I think it was closer to .0008 and they said that was tier 1. Will have to check tomorrow.

Using that as the adjusted CAP cost, I get $423/mo.+tax
But, I'm guessing a little bit about how those amounts are calculated.

Better yet, ask the dealer what the adjusted cap cost they use to get the $522/mo quote, including the negative equity.
