Some people said it could be 18% off from the MSRP, is it true? Also what is the MF and residual value should be? I will lease it for 36 months with 10,000 miles per year usage. I prefer no down payment or security deposit, if so, how much the drive off total should be? Is it acquisition fee + document fee (usually how much it should be?) + first month payment? Do I have to pay tax or some other fee?

There is no "application" of the incentive, because it belongs to the dealer. It's all based on the price you negotiate. Hopefully, the existence of the incentive helps you negotiate a lower price.
