Ok, I've negotiated a deal on a 2018 X5 XDrive35i Luxury Line - MSRP $76,610 with sale price @ $68,013 + TT&L = $72,763 as an outright purchase. What should I expect if I were to choose to lease regarding a lease payment for 36/12 & 36/15 with as little out of pocket as possible? Are there lease incentives in addition? This price was quoted as an outright purchase with a delivery date of End of April. Car will be bought in Texas. New to leasing a vehicle and not sure if I want to do that but would like to understand it as an option. Thanks!

Incentives are $1500 higher for purchase, than lease.
Also, on a lease, you'll incur the $925 acquisition fee
Unfortunately, Texas taxes the full selling price, even on a lease, so that doesn't help.

If your deal is $72,763 for purchase, then the adjusted CAP for a lease would be $75,188 (+$1500 less incentive, +$925 acquisition fee)

    .00156 MF and 56% residual for 36/15
    $1081/mo. w/$1081 due at signing.

    58% residual for 36/12
    $1041/mo.

Customer cash (incl. 1st pmt.): 3,000

That tax amount is irrelevant - MA taxes the monthly payment.

The number you want from the dealer is the adjusted cap cost - with that, we can calculate the payment

How is that different from the cap cost I listed (76,000)? Are you getting $955.13, too?

You're missing the $925 acquisition fee, the dealer fee and whatever else the dealer is throwing in there to get the $955/mo payment.

If I use the $76,000 in my lease calculations, I get $964/mo with 6.25% tax added in.

Those incentives are correct for the one region we have.
They could vary slightly by region.

hi there ! Is the good deal?

Hard to say - notice that the numbers at the top are for a "purchase option" - those numbers won't work for a lease.

Ask the dealer for the "adjusted cap cost" - this will give you the number the dealer used for the payment quotes.

Next, we don't recommend large amounts of cash up front for a lease. The money would be lost if the car is stolen or totaled, and it masks the true cost of the lease. $6500 is $180/mo.

The calculations are correct. Looks like the rebate is $2000?

The discount looks good, and no markups. I'd rather not put $5000 upfront on a lease.
At the very least, I'd roll in the acquisition fee, and skip the CAP cost reduction.
That would make the drive-off $3733 and the payment $793/mo.

I'm new to leases and have been looking over the forum to trying to learn how to spot a fair deal.

I built a X5 xdrive50i on the bmw website and sent it to a dealership for a lease quote. I am in florida, 5.8% sale tax here. This is what I received:

    MSRP $82,245.00
    Rebate $3000
    Adjusted price $79,245.00
    taxable fees $1,179.00
    doc fee $999.00
    tax $533.82
    non tax fees $218.50

    new price $82,175.32
36 months, 10,000 miles per year, $6000.00 down.

    monthly payment $1183.00

    RV $48,525.00
    MF 00.158

From what I've read on here it looks like the MF is a little high, not sure how to figure out how much that is costing me. Should I be trying to negotiate the 7% off the MSRP in addition to the $3000 rebate or is that not realistic?

any other issues with this lease? The numbers look horrible compared to other lease offers on this forum, can't figure out why it's so bad though.

ZERO dealer discount = bad (6%-7% off, in addition to the rebate)
.00156 MF (no one would bother marking up to .00158, so check again on this)
Doc fee $999 (ridiculous... shoot for another $1000 discount off MSRP)
taxable fees $1179 ($925 acq. fee.. find out what other fee is involved. If it's taxable, its probably garbage)

At the base money factor, I get $997/mo.+tax, which is $120/mo. under the quoted payment.
So, in addition to the lousy deal and egregious fees, they are marking up the money factor the maximum amount. (and, I still can't come up with a payment that high).

    Find another dealer.

I see alot of people talk about the 1% rule with BMWs. So I want to negotiate 6-7% of the MSRP, then with the $3000 rebate I'm down to about $73,245. I believe that should make my lease payment about $904, $956 incl tax. Would that be a better deal, or is 1%, $822ish possible?

Also, is it much harder to get a good deal on a lease when ordering a car from bmw as opposed to buying off the lot?

I wouldn't call it a rule, I'd call it a guideline. And, it doesn't always work.

Dealer are way more inclined to make a deal on a car that is taking up space on their lot.

$6500 is $180/mo.

    .00156 and 59% for 36/10
Couldn't you negotiate off of the purchase option price and then start adding incentives? Do dealers give more discount for purchase?
There are different incentives for a purchase for a lease; different fees, too.

Start with the discounted price from that quote, and ask them for the adjusted cap cost associated with those payment quotes.

    Hello,
I am currently leasing a BMW and I’m enrolled in the MSD program. I am looking to trade In my car 3 months early for a 2018 BMW X5 35i. I was told by a dealer they would roll my msd into the new lease but I would have to give them $2,400 as down payment. They also quoted me a MF of .00156 and RV of 56% on a 36/12 lease. The msrp is $65,500 and after rebates the selling price is $58,600. Tax is $4,373 and fees are $1,115. I’m in NJ. My monthly payment would be $750 per month; does this seem like a good deal? If I’m rolling my MSD into the new lease why should there be a down payment? We were told that our MSD of $9,400 did not earn any interest over the past three years. Does that make any sense?

MSDs do not earned interest. They reduced interest (MF) on the car you leased and will do so for the new car. MSDs have nothing to do with the down payment. Just tell them you do not want to put any money down and they will recalculate the monthly payment. It will go up by 2,400/36=$67 plus interest. Should be $68-70 month per month more.

Looking for MF lease rate for in Southern California:

    2018 X5 xDrive40e iPerformance

    36/15K

    Thank you!

Are there any special corporate discounts that will bring the mf rate down as well? I know AARP had an incentive last year.

    Hi!
I'm looking for the current MF and RV in Northern California - San Jose/SF Bay Area - for 2018 X5 35i (and also for 2018 540i). My lease will be 12K miles/year for 36 months.
Will these get better in May/June or worse from a buyer's perspective as I am considering a custom/factory order?
Thank you for your help in advance.

I'm back! As always you guys are the best! Do you have the April MF and Residual for X5 50i and X5M 10K and 12K 36 month leases?

Is 7% the target MSRP discount these days on such vehicles?

    .00156 MF and 58% residual for 36/12

The old lease program allowed 7 MSDs for a total reduction of .00049.
The new lease program allows only current MSD customers to use 5 MSDs for a total reduction of .00025.
Since .00156 is the base rate, your new rate should be .00131 MF. Also, you should be getting a partial refund, if your 5 deposits total amount is less than the old total amount for 7 deposits.
MSDs don't earn interest. The savings comes from a reduction in the money factor.

Tax in NJ is on the payments and CAP reductions. $4373 tax would be the tax on a purchase. Your tax should be closer to $2000-$2300.

It doesn't seem as though you are being provided the specific numbers for a lease. Or, a proper explanation of what is happening with your MSDs.

You can lock in your rate for 90 days on an ordered car. If the rates are better at delivery, you can take those rates, instead, provided your dealer stipulates this on your contract.
