The money factor is marked up the maximum
The discount is only 3% of MSRP. For a decent deal, double that discount.

You should ask for an actual lease quote, rather than the purchase quote they gave you.
From the doc fee, I'll guess this is AZ?
Not sure what Lieu tax is? Maybe an AZ fee for not taxing upfront?
The sales tax is only for a purchase.... AZ taxes the monthly lease payment.
Why are there three payment numbers on each line, under the LEASE OPTIONS?

In any case, this is NOT a good deal

No support for any lease term longer than 36 months - .00166 and 58% for 36/12

No insight as to what may happen to the program numbers next month.

I plan to finance and was wondering if its usually applied separately to recommended here 7% off MSRP?

I.e. if I managed to negotiate 7% off MSRP and then mention that I own BMW, is it going to be $1500 on top of that? Or those 7% usually already include something like that?

Yes, negotiate 7% off MSRP, then deduct the incentives.

Is the $49,600 the MSRP or the selling price? I'll need both to model a payment.

$678/mo if I use the base MF, then adjust for MSD. $714/mo with the marked up MF

Ask the dealer what cap cost they are using for their quote, and how they got there from the adjusted price.

Is the $1300 the amount the dealer is asking for at signing? If it is, it doesn't likely cover all your up front costs (acquisition fee, dealer fee, etc.).

What state and tax rate is this for?

As is, the prices give me a payment, pre-tax, of $624/mo

MF could be marked up, as well.
