The money factor is specifically used to calculate the payment. If you convert it to an APR, you've already failed in your lease payment calculation.

Well I used leasehckr.com calculator which converts MF into APR. 
is there any other online lease calculator where I can type the numbers and receive monthly payments???

I am willing to pay only first month payment and NJ registration which is $301 at signing so total out of pocket around $640 ...

Hi Tony, I know you’ve used the calculator from leasehckr.com but when you add all the numbers it’s like you are getting this lease for full price of the car not from selling price. Is finance charge for lease equal $3-4K??? With $338 x 35 and $1173 + $301 registration + RC of $19,058 = total is $32,362 where selling price is $28,700 ...
At this point I think it’s better to buy this car for $28,700 + tax + (1.99-2.99% car loan finance charges) ...

MF 0.00110
term 36 mos

finance part: 49188 * 0.00110 * 36 = 1948
rent part: 30129 - 19059 = 11070
sum 13018
divided by 36: 362 (taxes embedded in that number)

driveoff: 362 (1st mo) + 301 (NJ DMV) = 663

The calculator does all this for you...

Note: I currently have 2015 Honda Civic EX-L with no Navi. Lease is going to expire next month and not payment left. Monthly payment is $249 and paid 1st month and DMV when i signed the lease.

MSRP was $20,799 after 'coupons', $24,500 initially. Believe it's adjusted cap cost.

msrp = 24460 (it's the total on the sticker)
what was doc fee?
base sell price + doc fee = REAL sell price

so, is it 1400 + 36 payments of 229 = 9644 total lease cost (268/mo as you calculated)

i assume doc, reg and acq make up the 1400?
where is the tax part of the deal?

Need those answers before we can assess deal; seems solid at first glance...

Please help, I will go to the Honda dealership tonight. Was offered as follow:
2018 EX-L 2.0

MSRP $32,860. -
Selling price $27,861
MF - .00110
RV - 57%

$365 a month for 36 months 12K miles a year with $850 due at signing which include 1st month + NJ registration + whatever. I am ok with $850 OOP but it’s possible to get even lower monthly payment? I used leasehackr lease calculator and those numbers are very close ...
I don’t have the final numbers
Please advise?

You need final numbers to include doc fee, tax rate and DMV estimate. 5000 off msrp seems a bit much? invoice is 30125 on this model. I see you've changed from 10k to 12k per year?

Yes I changed to 12K a year. I don’t have anything else. I don’t think $27,861 is adjusted cap cost though. 
They just emailed me selling price and monthly payment. Will go tonight after work to see all the numbers and I might sign the deal tonight. I am aiming at $350 a month with $850 due @ signing.

Well, it's $15/mo better than the original offer, or $540 better over the life of the lease. I'd say it's a better than fair deal.

I pulled the trigger last Saturday on a sport 2.0T in south Cal

Come here to share my numbers:

MSRP: $31,200
negotiated price: $27,300

ended up paying 1,590 at signing which includes fees, maintenance plan for 2 years and first month and my monthly is $326.50

I believe I did ok but some part of the lease seemed a little obscure to me...

Anyway, Love the car !!!
