The difference is made up in 1290 in accessories. The followup feedback i received from the dealer was that the discount erased the 1290 plus included other overall discounts. The MSRP without the accessories for both are as follows (Base-45195 (includes 995 destination fee) / Tech: 49575 (includes 995 destination fee).

Working off this spreadsheet (I verified that they used the .00050 MF and 57% RV), I come up with $2072 in fees. Including that $911 “total financed after markets” fee. What’s is that? FL taxes the monthly payment on a lease, so the tax number is invalid
And, no mention of the $595 acquisition fee.
Subtract the tax and add the $595, and you might be close, but depending on which "cash upfront" amount you choose, that will change the adjusted CAP, as well.

I'll guess that your selling price already includes the $2950, as that is a dealer incentive, not consumer incentive.
Also, lease tax in PA is an extra 3% over the base rate, so 9% sales tax, in your case.
Make those two changes, and the numbers will make more sense.
