Thanks for your input. I'll plan on doing just that. I'm confident I can get the monthly payment under $500 with paying first month payment and registration costs at signing.

I'm new to leasing so I am trying to do as much research as I can. Again, thank you for your help.

The TLX has had huge incentives for over two years. They aren't going away.

Any idea on when the 2020 TLXs will be available? I'm going to continue to pursue a few local dealerships for a 2019 lease but I'll likely wait it out until March or April or maybe I'll wait until the 2020s become available. Thanks.

Should be $45,795 MSRP. Still seems high for a selling price of $38,197 and 12,000 miles.

The incentive on the V6 Tech is now $6725, so the $1300 discount from sticker seems pretty small. Probably another $1000-1500 available in that deal.

Got a reply from the dealership that gave the cost breakdown: 

Incentive is only 1300.00 the dealer cash on this unit is 5425.00 I gave you 8334.00 off of the sticker price, that's all I have . without dealer cash there is virtually no mark up in these units

Yeah true. Always a sob by the dealer They make plenty off of service even if they were to not make anything on the new car deal. Thanks. 

Update: he came back with a $25 lower payment now at $473 15k miles with $750 down. Do you think this a fair deal now?

I should clarify, I plan on paying all fees up front I just don't want a down payment in addition to the fees. How about shooting for an adjusted cap cost of $36K? Thanks for your feedback.

I might lock down a deal tomorrow if I can get close to those numbers.

That will take another $1500-2000 off the price, to get that payment. Let us know how it goes.

A couple of the initial quotes I'm getting for the sales price imply a $6-7k discount off MSRP, but I'd think I could do much better if the incentive alone is $6,725 (assuming that applies for my ZIP).
