Hi. I  should have been a bit clear so my daughter is ending her lease with BMW and wants to get into another one. The MSRP price of the vehicle is $65,295.00 after all the incentives, loyalty credit  and etc the selling price is $56,915 before tax. She is looking to lease for 36 months with 12K miles and with zero down. What should her payments be? Can someone show me the MF it should be and payments monthly? Zip code 60712. Thanks!

    .00188 MF and 59% residual
    $1500 lease crdit
    $2000 loyalty

Adding $925 for acquisition fee and around $2150 for tax results in an adjusted CAP cost of $60000
$782/mo, with first payment and DMV/doc fees (approx $400) due at signing.

    MSRP $82,095.00
After everything my loyolaty etc no more credits the total comes down to a price of $72,787.00 (before taxes). 36/12k miles what should her payments be? They are saying $1,100 is that right or?

MF is marked up; don't negotiate anything else and tell the dealer you won't sign a deal until you get the base MF

Hi, one dealer also mentioned that $1k conquest cash is available for drivers of other brands. Can you confirm? Is it treated as cash down (taxable) or dealer discount (untaxable)? Thanks.

I was hoping you could help me out with some numbers.
    I am interested in leasing a 2019 BMW M550xDrive.
Do you know what MF, residual value, and lease or loyalty credits for 36m/12k is?
What do you think is a good or fair lease monthly payment for this car?
I am from Bolingbrook IL 60440, the dealership is located in Naperville IL 60540.
I appreciate your help, thank you!

We don't have any conquest info.
If available, it would be a cap reduction, and subject to sales tax.

Thank you for all your help so far.
I went to the dealership today and initially they gave me a 59% residual and a .00218 MF. After some questioning about the MF they brought it down to .00188
The final sheet looked like this for 36m/12k
    MSRP: $81,145.00
    Residual: 59%
    MF: .00188
    Discount: $5,733.00
    Rebate: $3500.00
    Sales tax: $5,293.18
    Documentation fee: $179.81
    Tag/registration fees: $196.00
    Electronic filling: $25.00
Lease option: $5000.00 down at signing and $893.00/month

Do these numbers look right to you? Do I have some more room for negotiation?

I want to thank you you once again, you have been very helpful.

The sales tax number quoted is for purchase, not lease. And, no mention of the $925 acquisition fee.

They are mixing numbers together for purchase/lease, instead of giving you the lease specific numbers.
Ask for the adjusted CAP cost, and an accounting of how they got to that number.
Putting big round numbers upfront (like $5000), allows the dealer to hide extra charges.

Tell them you want only a LEASE quote.

I am in the process of turning in a leased 2016 535i xdrive. Looking at a new 2019 540i RWD. Was offered:
    Zip Code - 28226
    8% off MSRP ($2000 Discount + $3500 rebate) - seems like a solid offer
60% Residual Value - based on what I am seeing in this forum this seems fair
0.00215 Money Factor - this seems outrageously high (good credit, they have not run that yet)
$2500 in Fees - Acquisition Fee, Title and Admin, Tint, Protek GPS - seems high

Any thoughts would be much appreciated.

    Thanks in advance.

Many thanks for the quick reply. And Yes this is for 36/10; zero $ at signing
    They are presenting it as:
    $68,210 MSRP
    Less: $2,000 Discount
Less: $3500 Rebate (this must be the lease credit + loyalty)

This is my spreadsheet (adj for the 0.00188 suggested MF):

    This is much better.
MSRP appears to be $82,520, and not the number you gave before. It's the only way the residual matches up at 59% for 36/10

According to this disclosure, it's only $1381.60 due at signing, not $4881.
The other $3500 is the rebate.
Line C under "How the amount Due at Signing will be paid" should be $1381.60, to get the total amount in Line D. You should clarify. If so, there is nothing wrong with this deal.

    Thanks in advance.

    .00188 and 60% for 36/10
    $1500 lease credit
    $2000 loyalty

$925 acquisition fee from BMW; the tint and Protek are likely overpriced (whatever the amount is)

What is the MSRP and negotiated price?
Many thanks for the quick reply. And Yes this is for 36/10; zero $ at signing
    They are presenting it as:
    $68,210 MSRP
    Less: $2,000 Discount
Less: $3500 Rebate (this must be the lease credit + loyalty)

This is my spreadsheet (adj for the 0.00188 suggested MF):

Your math is correct. With just first payment due at signing.

    1) $2000 discount, with $850 in accessories and a $650 dealer fee? That is a terrible deal.
    2) Base MF looks good
    3) See 1) !! It isn't 8% off MSRP. It's 3% off MSRP. The other $3500 comes from BMW.
    4) $850 is accessories, not fees. Adding accessories to a lease is where good deals go to die. (not that this is a good deal).

It's great that you have the math thing down, though. ;)

I appreciate your help, thank you!
    .00188 MF and 59% residual
    $1500 lease credit

We don't track pricing, but you can research it, here:

Ok, so I got them to email me this file today.

Good to know. This may be a different topic, but would seem based on your conversation with Anjums87, I should expect 6-8% of MSRP in addition to BMW rebates, and zero out accessories. Sound about right?

    1) top sheet is labeled "Purchase Option". Note that the tax number is different than on the actual deal sheet.
    2) Just $1381 due at signing on the deal sheet vs. $5K on the top sheet. Which is why the payment is higher.
    3) Rebates could vary on purchase vs. lease. Again, that's labeled "purchase option".

The sheet they emailed you looks good. But, verify that it's $1381 due at signing.

I got 2 new quotes from 2 BMW dealers.
    Both dealers MSRP: is $79,435.00,
    Residual: 59%, MF: .00188

Discount given for pic 2 is 8.1% of MSRP before any rebates added by first dealer.

Discount given for pic 1 is 9% of MSRP before any rebates added by second dealer
I am having a hard time understanding if they calculated

I’m having a hard time understanding if they are using accurate numbers for capital cost reduction, interest, and tax to come up with my monthly payments after the 8.1% or 9% with the $3500.00 rebates. I’m not sure if some cost are being hidden within these numbers.

Any help disecting this down down would be helpful and very much appreciated as I will be trying to close a deal tomorrow.

I agree with the math on both of those worksheets.

Why would you not choose the deal that contains the bigger discount from sticker? It results in a lower payment.

The deals that I posted here are from 2 different BMW Dealerships.
Both have been going back and forth with discount numbers, I would most definitely take the 9% discount.
However, I put both their worksheets to compare if they are working the numbers right and not hiding any fees.
One thing that I wasn’t sure about was the Rent charge being $8,119.84 from the dealer offering 8.1% off.
The dealer offering 9% off does not show the rent charge or interest in the worksheet, unless I missed it.

Thank you you for responding and your help.

    (9% discount sheet)

    (8.1% discount sheet)

Different dealers may be using different software programs; one may show the rent charge, the other doesn't.

The only true variables in a lease payment calculation is the adjusted cap cost and the MF. If you are confident that the ACC doesn't contain anything hidden (and, I didn't see anything), then the payment is valid.

The only true way to get a better payment is to get a bigger discount from sticker.

Few last questions, is the $3500.00 rebate taxable?
Also, If I make any amount of downpayment on the car, would that change all the numbers on interest charged, tax,
    example of $5,000 down

    Yes, the incentive is taxable.

Yes, a down payment would change the payments. But, we don't recommend it - if the car gets stolen or is totaled, you'd lose that money.
