Sorry I misread your comment. The demo unit has about 6k miles on it. My current leased car is at 18000 mi with 36 mo.

Even with 6000 miles on it, the residual is reduced by 9% (down to 51%), less $1500 for the miles, and you do not qualify for the $750 lease credit.

My advice still stands - you'll need 25% or more off sticker to make this deal work.

I don't have any info on the Fleet/Corporate discount, except it all seems to go away, when trying to combine it with other incentives. From anecdotal evidence, you only get $500 of it, at best.
