    1) Yes
    2) It's a customer incentive, that must be used as a CAP cost reduction (which means it is taxable)
    3) They are using .00137 as the MF. What the fine print doesn't disclose is the dealer discount from MSRP. And, even if you have that, the dealer isn't required to offer that same price. It's just an advertisement.
    4) You don't have to have $4304 due at signing, if you don't mind having a higher payment. It's just an example.
    5) Generally, BMW leases don't require a security deposit for those with top-tier credit.

    Yes, you deduct it from your selling price, but you'll pay the tax upfront, as though you had made a $1500 CAP cost reduction.

    Or, they will reduce the CAP cost reduction by the tax owed.

    The 0.9% is for purchases only.

    Subtract 1% for 12K

    No 39 month terms for BMW

    Haven't leased from BMW in a while so I'd appreciate any feedback on the below deal. It feels good to me, but I may be a little rusty:

    2017 S-Drive 28 with a few options (no premium, but sunroof, cold, drv assist, spt seats, xline whls, met paint)
    Lease 12k/yr for 3 yrs
    MSRP - $38,845
    Down - $500 (Really zero down as this $500 is rebated from BMWCCA and not out of my pocket!)
    Purchase price - $31,500 (does not include down pmt above)
    Total Fees excluding sales tax and disposition - $789
    RV - 60% ($23,307)
    Rate - 4.25% (calcs to mf of .00177 so might be a little high from what I'm seeing here)
    Monthly Pmt (Excluding tax) - $352.94
    In GA our tax situation for leases stinks, so I'm excluding taxes for ease of comparison.

    Comments appreciated.

    that is right, you have got about .00040 mark-up in MF. That is I think $20-$30 per month interest going to the dealer pocket.

    The disposition fee isn't paid upfront.
    The acquisition fee is $925
    .00176 MF is marked up the maximum from the base rate.
    Since they quoted an APR, are you sure this isn't some sort of balloon note, instead of a lease?
    60% is the correct residual for 36/12.
    If I add the $789 in, I get about $347/mo, so pretty close.

    Thanks for the comments and questions. You do know your stuff. Yes, this is a balloon loan. It is how BMW, MB and Audi have dealt with the crazy new tax law here in GA, TX and IL. In short the tax law requires that a lessee pay all of the sales tax on a leased car upfront, not monthly on the only the portion used. Then when they trade up they have to do it again. With the balloon payment option, you can at least get some credit for the trade in toward the tax on the next car, thereby reducing the tax bill.

    I'm aware of the acquisition fee of $925 but have seen no reference to it yet so I'm hopeful it is already in the deal and not going to be sprung on us at the end. I have all of the completed paperwork, so any changes would be bait and switch in my book.

    I'm going to push on the MF a bit more, but I feel pretty good about the rest of the deal.

    I'm not positive on the acquisition fee on a balloon note.

    However, your rate is marked up the maximum from the base rate of 3.25% APR

    Tried to push on the MF and they aren't budging. They claim that's how they make a little bit of money on such a skinny deal. Net of the $2000 option credit, they are taking $5300 off sticker, so it feels like a pretty good deal.

    Dealers will often choose where to make their money - either less of a discount from sticker or mark up the MF. There are dealers who will do both, to move a unit of inventory.

    I suppose it couldn't hurt to contact a few dealers and see if you'll find one to meet your terms.

    Hello,

    I ordered a BMW X1 sdrive with an MSRP of $38245 to try and work out a lease deal this month. Dealer claimed that they can discount about $2500 of the MSRP and I'm planning on putting $1500 down. My car is for my wife and she just graduated and I noticed that they had a $1000 incentive towards new graduates as well. I also saw a $1000 options incentive. Lease terms are 36/10k.

    I had the following questions:

    1. MF for Nov 2016?
    2. Residual value?
    3. Typical discount off MSRP. Im getting about 6.5% at this point
    4. Are the 2 incentives (graduate and options) go towards MSRP or monthly payment discount and do they both apply?
    5. What should my monthly payment be without taxes?

    6%-7% off MSRP, then subtract the incentives.
    $424/mo, if the CAP cost is $2500 below MSRP.

    With your MSRP and selling price, I get $474/mo for 36/12 and $495/mo for 36/15 - before tax. Looks to be in the ballpark.

    What does the $2500 cover?

    There is no acquisition fee on a ballon loan, but there is one thing you have to be aware. This is basically a regular loan so there is no gap insurance included, so if you want gap which I suggest you get, talk to them.
