I asked the dealer re: MF and residual and he said this is set by BMW and can’t be changed.

That is the correct MF and residual
I get $742/mo.+tax, so that looks about right.
You are about 6.7% off MSRP. We usually recommend 7%, so that's pretty close.
The only way to get lower, is with a lower selling price. Not sure how much room you have.
Every $1000 lower knocks about $30/mo. off the payment.

How did you get $558? Was that factoring in the trade in to buy down the lease or running it at $0 down?
The cap cost is likely higher than the selling price - you need to find out what that number is, and what was added to the selling price to get there.

I am trying to get to $450 a month, same drive off essentially. What do you guys think? Achievable? I am asking for additional $1000 off. Not sure if they will cough up additional discount.
Other things I can think of to help is the BMWCA $500 rebate..also seeing if there is a AMEX rebate eligible at this dealer. Not sure if BMW dealers participate in AMEX rebate programs.
Any other thoughts? Tools I can use to get a higher residual 59-60% or higher with out going to 10k miles? Should I look at shorter 24 month term? Should I be looking at any add ons that add to residual? Do S drives in Atlanta residualize higher than x drives? Do I look at adding any features that can help to that end?
If anyone has any ideas of how I can achieve this outside of getting dealer to cough up additional discount, I am all ears.
By the way, the selling price you mentioned (which if you take a look at the sheet they gave you is not the same number you initially provided us to critique your deal!) initially (which is where the numbers start.. $45,687) is far from where they ended up ($49,068) for the sake of calculating your monthly payment.. it increased by $3,381 which is why their monthly payment is drastically different. This dealer is taking you for a ride!
For the sake of comparison... I just ordered a M40i with an MSRP of $68,020 and I plan on paying $799/month. I am giving some money up front to get the payment there, but that’s because I want the monthly under $800 and I just added a trailer hitch to the build which jumped the monthly up, so I figure I’ll give the cost of the hitch up front to get it back down to $799 and call it a day. In addition, I’m factoring in $2,000 worth of rebates.
To get to $450/mo, you'll have to knock about $2000 off whatever the cap cost is. Since you're already getting more than 10% off sticker, you may not have much room to move.

This was a no-haggle price - SoCal is a great place to buy cars (I've done that for my last three BMW's, paying $450-500 to ship up to the Bay Area). That's an effective $13/month extra cost that is well worth it.
Why put money down on a lease to get to a specific payment? It doesn't change the total cost of the lease, it just fools you into thinking you have a lower payment.
And, that up front money would be lost if the car is stolen or totaled.

My BMW dealer told me they could not lease loaners, could only do owners choice arrangements. Is that true? My friend just did a straight lease on a Mercedes loaner. Is this just a Georgia thing?
