I am going 30 month because of $1000 incentive. Total incentive is $8500 for 30 mo and $7500 for 36 mo. And they told me I could extend upto 6 mo. I was trying to get 1% more off MSRP for 2 days and they offer me 30MO.

Rebates - 5750 Lease Cash+1000 Bonus Cash +1000 Loyalty (have a Lexus) +1000 Lease extended cash for 30/10 Residual - 56% (30/10) MF- .000001( So rent charge came out to 19.20 for all of 30 months - negligible) Here is the Tricky part you don't get to see everyday (?) TX has 6.25% sales tax charged upfront, but Lexus is doing Sales Tax Credit and pay 1% (they are doing it for all the models, FYI.). Dealer and DMV fee 323- they insisted that I pay this or no deal - wtf to that.
352.06 monthly with 352.06+323 paid upfront.
I think this has got a lot to do with the new IS due in 20 days, local dealers will have them towards the end of OCT.
Hope this helps anyone looking for a deal. Special shout out to kyfdx for helping with the numbers, although I didn't ask for Lexus, I bothered about Camry and Tacoma- Lexus came in cheaper than the Camry SE and Tacoma SR5.

The dealer discount seems small. You can also get another $1K rebate if you do 30 months instead of 36 months.

Generally, you should be at least 7% off MSRP, before deducting incentives
In Texas, there is no way. I am in San Antonio and tried Houston and Dallas as I drive frequently. No one wanted to go beyond invoice pricing( the ones they show not the edmunds one, mine at 47820 with invoice of 44915 from them on edmunds is 43794) because of the base 6750 lease cash. 6% isn’t bad with an another 15-16 in rebates and I know it hurts residual if you wanna buy it but thats the reality on the 350s for now. I have seen Audi A6, last outgoing model at a cool 34% after rebates, this is my second best lease so far.

Awesome deal! Too bad my dealer won't even entertain anything above 5% discount before incentives. I didn't know they have side moldings on the IS or if it was even an option.
