What differs are the numbers one plugs into the calculator - and, the only true variables in a lease are the adjusted CAP cost and the MF. LR dealers are famous for not discounting their vehicles, and for seriously marking up the MF.

Agreed. That's why I make an Excel sheet for guidance on expected monthly payment. Very grateful for the help on this (and other) forum in helping us calculate the number.

I get $610/mo plus tax if I use $58,432 as the cap cost.
Are your calculations also including the acquisition fee, or is that paid up front?
My guess its probably part of the lease. The amount due at signing is $1,564, which $705.05 is advanced payment. The remaining $857.75 only mention "upfront fees". I think $857.75 is only for license and registration (I could be wrong). I think dealer acquisition fees is $895 or so.

You need to get a complete deal sheet (screen shot?) from the dealer so you can review all the numbers.

I am curious if these accessories are really the part of option that dealer ordered from LR USA - the options are part of MSRP, or does the dealer actually does not order car with those accessories, then the dealer added accessories, and reprint the window sticker to jack up the price?

Looks like a really good deal.
It's pretty easy to tell the difference between the official Monroney sticker that the government requires, and an additional sticker from the dealer. You just have to look at it.

I'm not sure what money factor they are giving me but do you have any idea what payment should be if the car totals out to 63,000 after all discounts and tax added?
Also, the dealer is telling me they can't tell me a range of what my payment will be since I am doing a build order, they said the Money Factor changes every month so they can't give me a rate since it'll take 4 months for the car to arrive. any thoughts on that or what I should counter that with?

If you want a good deal, don't order a car.
The dealer is correct. They don't know the lease program for four months from now. I'm surprised they could even be certain if it was a 2019 or 2020 model, by the time it's built. But, it does seem they are quoting you a payment?
Regardless of your credit score, you should submit a credit application, so you know if you are top tier, or not.
