When you say "buying out" your current lease, what does that mean, exactly?

I was under the the impression that the dealer was completing the final 5 payments on my current lease of $537 each.
I called and asked about this and he said they are treating my current lease from them as a trade in. Does that make sense because it's confusing me. I am going to call again and ask for clarification but I was hoping for a sanity check here.

A lot seems off with this deal.
Ask the dealer to sharpen their pencil.
They insist the MF is correct, and they also said they were wrong and the residual is actually 53%.
Is $523 (with tax included) really that high of a payment for this vehicle? Does it seem unreasonably high?
