I just want to remind anyone looking for feedback to always break down their deal by providing the following info:
1. MSRP of the car (including destination fee)
2. Sale price of the car before any incentives (including destination fee)
3. Cost of dealer add-ons or accessories (if any)
4. Incentives such as grad, military or flex cash (if any)
5. Sale price of the car after all incentives
6. Dealer documentation/processing fees
7. Any additional fees such are tire fees, etc...
8. Any additional info
The aim of the game is to be an informed buyer and get the best deal possible.

It is a very good deal but not a great deal. You could aim for another $500 off at the end of the month. Here are some questions for you:- Is the car in the color combination of your choice?
- Does the dealer have flex cash?
- Do you qualify for any other incentives?
- When are you planning to buy?

What about overall price?
LX- $700 down inc first month, 217 a month inc tax (about 9.25%). Includes oil and filter for 2 years, limited lifetime powertrain, 24 hr roadside assistance.
EX- $1000 down, $258 a month inc tax. Does not include anything else.
what do you think about the deals I'm getting? At this point I may be leaning more toward the EX. Would like to get a car in the next week or so
What was the agreed selling price of both vehicles before taxes and MF / Residual #'s that were applied ??

From Honda's website, the MSRP of the EX-L sedan is $29,795. There is a $140 price difference between this price and your quote (not a big deal).
- Invoice price (source: autotrader.com): $27,327
- Amount below invoice without doc fees: $3328
- Amount below invoice with doc fees: $2628
As you can see, the $700 doc fees do not make for a good deal. Your aim should be to keep negotiating the sale price of the car to balance out these doc fees, while reaching out to other dealers in your area. Target the last 2 days of the month.Inquire about flex cash, if you plan to finance through Honda.

For the EX I'll have to go through a broker who comes highly recommended while the LX will be through a dealership. Any suggestions?

My experience over the past few months, getting quotes for the Touring, has shown me most dealers are holding firm until 2018 models are released. You might be able to get a better deal next month, but at that point it may be worth looking at other brands in the same price range.
I have previously stated here I will not be buying the 2017 or 2018 model for various reasons. I will be looking at, and I have already started looking at other brands.
I'm taking this advice as well and start looking other brands too.
Check out the .......Fusion, Camry, Passat, Avalon, Acura TLX they would be close to your buying price range.

Is the $101 in fees, registration fees?If I were you, I will walk away from this deal and reach out to other dealers. If you really want this car, negotiate the selling price and cost of accessories. At the end of the month, you should be aiming for somewhere around $2.5k to $3k below invoice before doc fees and accessories. If you cannot get such a deal this month, try again next month.

There is not much you can as far as the acquisition fee when you are leasing. A few questions. You listed a rebate of $3,570 in the deal you were offered. Can you break it down? Is that just the dealer discount? What are non-tax fees? Registration fees?You can do better, on the selling price. You should reach out to as many dealers as possible towards the end of the month.

You should be in the low 300s on a 36 month lease with zero due at signing depending on your location's sales tax policy (some states tax only the monthly payment and others tax the entire sales price).
To be at a 400 payment on conventional financing, your total of payments including interest would need to be $24k (60 month loan). Probably not gonna happen on an EXL without a few bucks down payment.

Also - don't negotiate payment when you solicit quotes - concentrate on sale price including dealer doc fee and make sure they include destination charge in the quote (some dealers conveniently omit that in their quote).
