Thanks for your response. State of Florida. Adjusted CAP cost $31,318 and did not give me breakdown of drive-off cost. In my calculations I am coming out with $294 with 0 down, but I am not sure if I am excluding any additional costs. I have shopped around in practically every dealer in south Florida and the best deal I have gotten so far is the $1000 down and $325 a month.
The drive off fee should include the first payment, license/registration, disposition fee. I told them that I wouldn’t pay anything else besides the 1k down. Thanks

Yeah.. you need the adjusted CAP cost. The selling price doesn't include the acquisition fee ($595), or anything else. FL dealers are famous for adding egregious dealer fees, and huge amounts for "electronic filing".
No matter what, $1000 upfront and $325/mo. is going to be a good price. If you can get $1500 upfront and $300/mo, grab it.
In California for 36/10K Dealer quoted 2018 2.5 Limited with Eyesight and Pop Pkg2, MSRP 36581, Sales Price: 30847 RV: 63% and MF: 0.0006
Is that a good offer or could I get a lower MF since my credit is very good. Based on those numbers for zero down, I get $249 per month or $271 per month with tax. Dealer quoted me $267 per month before tax

The adjusted cap cost may be higher than the selling price - fees may be rolled in.
That is the base MF; can't get any lower than that.
Once again, thanks for the info on these forums. I leased a 2018 Outback 3.6R Touring in Wilderness Green here in Southern California over the New Year's Eve weekend. I read last year in Automotive News article that the Outbacks had inventory turnover of about 2 weeks. And it seems it's still incredibly popular, especially in the trim and color I sought. Thew few dealers that had them in stock were offering paltry or no discounts and thus quoting a lease payment with 0 drive off that was higher than on a $55.5k 2017 Lexus RX350 - albeit for which I negotiated over $11k off (including $1000 grad school grad rebate).
Here are the details on the 3yr/12k mi. 0 drive off lease. MSRP: $41,948 (although residual value was based on $42,020, because they added back $70 in accessory package discount of $70. Odd.) Sale Price: approx. $37,238 Cap Cost: approx. $38,129 (including $829 in DMV & doc fees and 1st payment) Payment: $420
Early on in my car shopping adventure, my strategy of looking for old inventory (manufacture date on VIN labels on door jam) preferably in a big dealer paid off when I found a dealer with 5 month old inventory, and I was able to convince them to give me about $5k off ($390/month in 0 drive off lease) on a green 3.6R Touring. But when I later tried to finalize the details of the deal, the salesperson suddenly became non-responsive. It turned out they found another customer - presumably willing to pay more, and left me out in the cold.
My options were then to drive 100 miles out of town to San Diego or Lancaster for the Green 3.6R Touring, pay the greedy jerks in my local dealer the full price, settle on blue (another dealer asked $1000 more for green over blue), or go with Lexus. I preferred the Lexus anyhow, but the Subaru was my wife's preference - and I wanted to try to make her happy. So I tried once more. Luckily I found a dealer not too far away (the biggest probably in SoCal) that received fresh shipment on 12/28. I told the salesman that I had a pending offer of $5k off (even though it was sold), and we agreed to the deal mentioned above.
Given that it's a seller's market with Outbacks, it seems all the dealers are adding lots of mostly useless factory installed accessories to jack up the price of the car. Mine had about $2,500 installed accessories, including $79 for sunshade, $99 for LED interior lightbulbs just for front and middle row - but not rear dome and license plate, $200 for silly footwell ambient lighting, remote start, wheel arch moldings, splash guards, all weather floor and cargo matts, and cargo cover. I'm loving the car so far. Although I still wish we'd opted for the Lexus with its sumptuous bamboo interior with panoramic sunroof. Sniff sniff...

Which state?
What is the adjusted CAP cost?
Do you have a breakdown of your drive-off cost?
Either way, adding $500 in drive-off won't lower the payment by $25/mo. (if it does, keep adding $500 until the payment is zero.. lol)

Correct - acquisition fee is only needed when you lease.
Are you paying the taxes and fees up front or are you rolling them into the lease payment?

Acquisition fee is imposed by the bank, and is not negotiable.
Is the $413 part of the drive off the DMV costs? If so, all looks good.
