Tax calculation seems crazy high. For the purchase/finance deal with $3k rebate, taxes were calculated at $2087. Is there Any good reason tax should be $7735 for lease? Virginia tax rate is 4.15%

Hoping to check if the following deal is in the ball park. 2018 BMW X3 w/ premium and convenience package, park assistance and ventilated front seats. MSRP $52,825, in Hilton Head, SC 29909. I was given these numbers yesterday:
Selling Price: $49,395
Money Factor: .00206
Residual: 50% (paperwork puts at $30,679 which is confusing given MSRP)
Tax $500
Closing Fees $400
Reg & Title $ 55

Total Monthly payment $674.50 for 36 months and 12,000 miles with $3,000 down and excellent (Top Tier credit). This seems high to me, hoping to get your thoughts and suggestions on a more appropriate range of monthly payment.

Thanks Michael, actually the dealer is using a money factor of 0.00131 assuming I rolled my MSDs from the current lease to get the the lowest my possible. 

Also, since I couldn’t agree on a car in his inventory this was custom ordered and so would be a 2019 X3 xdrive 28i! Will be built in the week of Aug13 (week 33).

They certainly didn't use that in the payment calculation.
Using the base MF, I'm within $10/mo. of their payment, using the $2235 number.

Yes, shopping in MD now. That dealer actively found a 2018 that met my specifications. There aren’t many left with options/colors that I want. We’ll see this morning if the vehicle is still available.

 Dealer clarified yesterday that the lease computer program he has automatically includes estimated personal property tax throughout the lease but the payment of 734 includes just the 4.15% on the sale price.

Haven’t worked on getting a lower price from that dealer at all. That was the dealer’s first offer so I’ll work on price today. May end up just waiting for a 2019 if 2018 price isn’t right for me.

Did you see any junk fees that I didn’t notice? Now that I know tax number is correct, except for the price it looked pretty good to me?

Also do you know if the rebates in August increased or decreased vs July and assuming they decreased can they be offset by new rebates now available?

Not clear how far into a new month manufacturer's usually communicate rebates for that month.

The $1000 will just about cover your inception costs - first payment and DMV costs (roughly 1.1% of MSRP)

Out of pocket is $3,238 which includes 1st month ($546), Acq fee ($925), Fees and Insurance ($95), Upfront taxes ($1672). $547 monthly payment in 10510 zip code. Decent deal?

$750 reduction to residual, to account for the current mileage.

With that MSRP and CAP, and adjusted residual, I get $519/mo.
I'd guess there is a money factor bump.

Also, you are at 11% off MSRP, before incentives. You might have another $500-$2000 of room on the price.

Or am I being mislead?

If I get a good discount off of MSRP would that be a good offset for the higher MF?

.00206 is the max markup allowed by BMW.

I wouldn't sign a lease with a marked up MF - but, I suppose if the discount is large enough, it might make up for it. You'll have to run the numbers both ways.

We recommend 7% off MSRP as a target, so you'll need a bigger discount than that to make up for the MF hike.

Get the CAP cost - that is a 'purchase option' if you note the headings.

You want to get the MF to the base rate of .00166.

The tax number is for a purchase, and no mention of the $925 acquisition fee
